Kenmead is a Turner-designed, Munnion built family home, built in 1934 and ideally located in an elevated position on the corner of Summerhill Lane and Gander Hill; almost equidistant to Lindfield High Street and Haywards Heath mainline railway station. There is good potential to extend the living accommodation, by converting the integral garage and/or extending to the south (subject to the necessary planning consents).

Typical of Turner's architectural style, externally the house is characterised by brick, part tile hung elevations under a tiled roof, with leaded light casement windows (some with character-retaining secondary glazing). Internally, the property benefits from light and bright rooms, all bar one with a double aspect; and 1930s features including a solid oak staircase, original oak internal doors and an open fireplace in the sitting room.

Steps rise from the driveway to a covered porch, from which an oak front door opens to the entrance hall. From the hall, a solid oak staircase, with under stair cupboard, rises to the first floor and there is access to a cloakroom with WC. There are two reception rooms: an attractive dual-aspect sitting room, with a bay window overlooking the side garden and a Sussex stone fireplace; sliding, part-glazed double doors open to the dual-aspect dining room which has a discreet lift rising to the first floor. The adjoining conservatory overlooks the rear garden and has French doors opening to the terrace.

The kitchen/breakfast room is fitted with a range of modern floor and wall mounted units and display cupboards, a small breakfast bar with space for stools, an integrated refrigerator and spaces for an oven and dishwasher.

There are four bedrooms on the first floor, lying off a split-level galleried landing, bedroom three with a deep storage cupboard into the eaves and bedroom two with a range of fitted furniture. The bedrooms are served by a family bathroom and a separate WC, bedroom four also has a wash basin.

A hatch with ladder opens from the landing to the attic snug/den, which has a velux window, plastered walls, is fully carpeted and has access to two eaves storage areas.

Outside
Kenmead is approached from Summerhill Lane via a gated, herringbone brick driveway, which leads up to the house and garaging and offers plenty of parking for a number of cars. The garaging has two pairs of double doors, one bay with a utility and workshop area to one end, with a range of shelving, fitted workbench, space for laundry appliances and a stainless-steel sink and drainer.

The delightful, well-established gardens are a particular feature of the property. To the front of the house and driveway is an area of lawn with a small pond, well screened by a bank of mature trees. An archway leads from the driveway to an expanse of lawn lying along the side of the house, well-enclosed by hedging and a number of mature trees, with a handsome mature oak in one corner, a shed and a screened area for garden waste and storage.

A gate opens to the south facing, enclosed rear garden, which is bounded by mature hedging and fencing and has a greenhouse in the south-western corner. Adjoining the rear of the house, with raised flower beds and steps up to the lawn, is a paved terrace offering an ideal, private outdoor seating area, together with a timber summer house with power connected.

Location

Kenmead benefits from an elevated position, set back from the road and ideally located on the corner of Summerhill Lane and Gander Hill, in an Area of Townscape Character, almost equidistant between Haywards Heath’s mainline railway station and the centre of Lindfield. Lindfield is well-known for its historic lime tree-lined High Street, large village common and pond, and offers local amenities including a variety of shops, boutiques and public houses. Haywards Heath provides a further range of facilities, including high street shops, restaurants, supermarkets (including a Waitrose) and a leisure centre; more comprehensive shopping can be found in Brighton, Crawley and Tunbridge Wells (15, 11 and 21 miles respectively).

Sporting and recreational activities are extensive, with golf at Haywards Heath, Lindfield and Piltdown, racing at Plumpton and Brighton, sailing at Weir Wood and Ardingly reservoirs and along the South Coast, and walking and riding locally including the South Downs National Park and on the Ashdown Forest. The renowned Glyndebourne Opera House is just east of Lewes and the vibrant city of Brighton and Hove has a thriving theatre culture, festivals and events.

Mainline rail service: Haywards Heath station is about 0.8 of a mile distant, or about 18 minutes’ walk, with services to Gatwick airport, Brighton and London Bridge/Victoria, from 11, 14 and 42 minutes respectively.

Schools: There is an excellent range of schools in the area, both state and private, including Blackthorns and Lindfield primary schools and Oathall Community College, Cumnor House, Great Walstead, Ardingly College, Worth, Burgess Hill Girls and Hurstpierpoint College.
