Introduction & Exterior

Available with no chain, this terraced home on the border between Coton Green and Leyfields in Tamworth will prove extremely to those seeking lots of space, both internally and externally, and First Time Buyers owing to the fantastic price. The house is set back from Shelley Road behind a long lawn and driveway providing off-road parking for at least two cars. The driveway ends at the manual up-and-over door of the large single garage.

At the rear of the garage is an exit door to the rear garden, which makes for easy access to remove garden waste for collection. The garden is a blank canvas for the new owners as it is mainly lawn with decking and slabbing laid close to the house, A wooden shed is in place and tall wooden fencing is erected to the boundaries to maintain privacy.

Ground Floor

Moving into the home there is welcoming hallway providing plenty of space to remove coats and shoes with doors to the left to access a guest WC with wash basin, and the garage. The guest WC is also home to the gas central heating combi-boiler. Ahead of the hallway is the winding staircase to the first floor where, midway up, there is a double-glazed window providing natural light to the hallway. Doors to the right of the hallway open to the lounge and kitchen. Beneath the staircase there are two storage cupboards that are accessed from the garage and outside to the rear (low level).

The lounge is at the front of the house and protrudes from the front of the building to create a vast reception room that viewers will love. It has a full-width double glazed window to the front that allows an abundance of natural light. A wide chimney breast on the near wall has a gas fireplace mounted to the front. A door to the rear of the lounge offers an alternative route into the kitchen.

The kitchen has a range of fitted units in place that will most likely be replaced by the new owners but do give a great idea of the space available in the room. There is plumbing available for a washing machine and a stainless steel sink and drainer in place. Decorative vinyl flooring is laid underfoot and a sliding patio door with side window opens to the garden decking.

First Floor

The first floor beings with an impressive gallery landing for those who enjoy hanging pictures and artwork. From the lading there are doors leading off to all three bedrooms, the family bathroom and a handy storage cupboard.

The large bedroom one is positioned above the garage and similarly stretches the entire length of the building, having a double-glazed window at each end of the room. Bedroom two is another double bedroom positioned at the front right of the house and bedroom through is a slim but long single bedroom that has a lovely view over the rear garden.

The family bathroom features a delightful, modern suite that comprises of a bathtub with shower and screen fitted over, a wash basin atop a hi-gloss cabinet and toilet. This is all complemented by grey cladding to the walls.
