Set in the hamlet of Tafarn y Gelin, virtually within sight of the Loggerheads Country Park and nestling in the lee of Moel Famau, we find this perfect little gem.

At the end of a small terrace, this is a compact and beautifully presented one bedroom home which could have been written by Beatrix Potter. From the trellis beside the door supporting the flowers of your choice, to the huge stone fireplace with its comforting log burner, it is every cliché you can think of and yet such is its charm you do not feel cynical in any way.

The home's magic spell enfolds you as you open the wooden gate and walk past the decorative gravel front garden to the attractive semi-glazed composite front door around which, I was amazed not to see roses already growing.

Opening this door allows us into the front facing lounge. This has a laminate floor of the sort of quality that fools you into believing it is real wood and this, coupled with the beamed ceiling gives a delightfully warm and welcoming feeling. The wall to the right is formed of bare stonework and features a truly massive chimney breast in its centre. The only thing missing is a fat, bearded bloke in a red suit shouldering a large sack while dusting soot from his sleeves. The fireplace also holds a real log burning stove which, once it has warmed the fabric of the massively thick walls will keep you snug on the bitterest of winter nights. Beside the fire, there remains sufficient space for a stack of logs with which to feed the beast, avoiding the need to move outside and get cold until morning.

As if it were needed, supplementary heat is provided by a free standing electric heater, something which is duplicated in the upstairs bedroom. Although once the fire is lit these prove largely superfluous, something which is borne out by the electricity bills.

A door at the rear of the lounge allows us into the kitchen, where the fairy tale home analogy returns. Firstly the door itself requires someone of average height (me, from bitter experience...) to duck when entering and the Lilliputian feel continues inside.

Small it may be but it is perfectly formed and manages to fit in all the necessities of modern life, from the tall fridge/freezer in the gap beneath the stairs, to the automatic washing machine under the work tops, it is all here. The cottage theme is continued by the attractive slate covered floor, before we climb two steps up to the undersized back door. This is not the disadvantage it initially appears, as stepping up towards it automatically lowers your head, preventing any more serious concussions.

Standing erect once more we are now in the rear facing conservatory with its light grey laminate floor. This is as large as it is possible given the constraints of the available space and as well as serving its more obvious purpose, it doubles as a very pleasant dining room, something always lacking in homes as 'bijou' as this one.

Outside the conservatory is a deceptively big garden, set at a slightly higher level and reached up a centrally positioned set of stone steps. This is given over to lawn, with a gravel area for a table and chairs suitable for Al Fresco dining. There is also a flagged path across the centre of the lawn which leads to a stone outhouse. Originally the privies for here and the home next door, these have been dragged kicking and screaming into this century, but currently offer storage for any gardening equipment you may find looking for a home.

Back indoors and climbing the stairs we come first of all to the bathroom. This, overlooking the rear garden has been the subject of a recent modernisation including the addition of a large electrically heated water tank where new technology ensures bills are kept to a minimum, while providing all the hot water you could wish for. The cupboard housing this tank also lends itself to use as an airing cupboard and linen storage. The suite comprises a pedestal hand basin and lavatory while in the corner sits an enclosed glass shower cubicle where the hot water is drawn directly from the main tank, giving a far more vigorous flow than electric showers seem able to produce.

Finally we come into the front facing bedroom where the ceiling follows the line of the roof above, underlining the "cottage" atmosphere and intensifying the notion that this is a home from a fairy tale. It is a surprisingly large room given the other dimensions of the house, there being enough space for free standing furniture though whether this would be necessary given the presence of a large fitted cupboard suitable for hanging garments, is a moot point.

All in all this is a very singular home. Perfect for a couple or someone on their own it would, in all honesty, struggle with any greater number of occupants..... but that cannot detract from its undeniable charm. It is the sort of home you expect to find on a tin of very extravagant biscuits and inhabited by unbearably cute talking rabbits. It is however, real and if you are looking for somewhere to live the simpler life in stunning surroundings, you might just have found it.....failing that, this would also make an ideal AirBnB as it is in an Area of Outstanding Natural Beauty and lots of people come to stay around here....and pay good money to do so, so I hear!
