Comments regarding the studio and work:
Prior to our acquiring the property in 2014, the studio was a joinery workshop. The use code was the same as a recording studio, and didn’t change the external aspect of the property, so no planning permission was required. The studio has an independent electricity supply and shares the same mains water (and septic tank) as the house.
It was in a state of extreme disrepair upon acquisition. Putting on a new roof, repaired window frames and brickwork, gutted and re-fit the interior including the toiled and kitchenette (in the utility area). New floors throughout (high quality reclaimed wood), new doors and windows, internal windows inserted. Also treated the property acoustically, meaning it is highly sealed and insulated. It also underwent a complete electrical installation. The work was carried out in 2014 (some stretching into 2015) and have original dates and receipts for the work.
With the quality of the work been done the studio could be used for all manner of small businesses (office, yoga studio, minor workshop etc) and would make a high-quality multi-bedroom accommodation if converted to residential use.
Welney has a local church and pub/restaurant as well as local amenities in the neighbouring villages of Upwell and Manea. Welney is also within driving distance from the popular town of Littleport or the Cathedral City Ely. which has a Train Station with road and rail links to Cambridge, London and further afield
