The house has been upgraded with underfloor insulation. There are three double bedrooms and two further bathrooms, sitting room, garden with a south and west aspect and parking for 3/4 cars. The house has all the advantages of being on the edge of countryside with many walks, yet only a 8 minute drive to a main line station and within walking distance of a shop.

A portico provides cover to the entrance into the hallway which has an attractive staircase rising to a galleried landing. Solid pine floor runs throughout the ground floor reception rooms. To the left is the Sitting room which has a square bay window, an open fire with marble surround housing a woodburner. A partially glazed door leads to the Living/Dining room. The solid pine flooring extends through to two steps down to the kitchen/breakfast room which has a slate tiled floor extending through to the utility room with underfloor insulation and heating. There is a lovely, original stone fireplace housing a wood burning stove, built in cupboards and shelves to one side and useful storage cupboard. The Kitchen/Breakfast room has a high vaulted ceiling with double glazed panels with blinds. There are a very good range of cupboards with with integral dishwasher, space and plumbing for an American style fridge freezer. Extensive work surfaces on threes sides dividing the kitchen from an additional living space, which has double doors leading out to the garden. A range style cooker, built into an exposed chimney breast has a five ring gas hob, two electric ovens and a grill. An opening leads through to the Utility Room which has a door to the side of the house, worksurfaces with deep Butler sink, plumbing and space for the washing machine and tumble dryer below. A hallway leads down to either a large Bedroom or a third Reception Room, once again with a vaulted ceiling, Velux windows and window to the front. Adjacent, is a shower room, beautifully tiled with a shower, wash basin, w.c, window and electric underfloor heating. Gas fired central Heating.

On the First Floor: A light and bright galleried landing with a window to the front of the house and stairs rising to the second floor. Solid pine doors lead to the large main bedroom with west facing window and a second double bedroom with east facing window. The bathroom has a roll top bath with claw feet, telephone shower and taps, w.c, large wash basin, airing cupboard housing the hot water tank with an immersion heater. The walls have been tiled with hand crafted individual tiles. On the Second Floor is a large bedroom with good head height beneath the eaves along with a shower room: This has beautiful tiling to the floor and also within the shower cubicle. Wash basin and w.c., window and towel rail.

OUTSIDE: A recently completed herringbone brick driveway with new drainage, now provides parking for three cars and space for an additional car if you open the gates and park in the extended drive to the side of the house. The garden is a very good size with a large level lawn, fully fenced with steps to a patio abutting the rear and side of the house with a further area of lawn.

The house is at the beginning of a 'no through' country lane, off which are several footpaths across the adjoining countryside and woodland. Within a short walk is a local shop/café, pub, church, village green and cricket ground with a pavilion used for various village events and clubs. There is also a main line station at Stonegate which is only 3.4 miles away, with services to London Bridge, Charing Cross and Cannon Street. The nearest town is Heathfield which is 4.5 miles away. This has a very active High Street, a Waitrose, Sainsbury's, Co-op and small Tesco along with cafés, restaurants and takeaways. Heathfield Community College is the nearest secondary school and there is a bus from Burwash Common to the school. There are other primary and secondary schools in the area which are both private and state.

Directions: From Heathfield direction follow the A265 to Burwash. Note a sign for Stonegate station on the left and turn RIGHT opposite into Vicarage Road. At the triangle, turn right into Vicarage Lane. On the bend, go straight ahead into Westdown Lane. The house is the first red brick property on the left hand side.
