Moving up to the first floor, you’ll find the reception and second bedroom. The courtyard garden is super low maintenance, the herringbone floor and exposed brick walls give a lovely texture to the space, you can entertain a modest crowd, and there’s space for a decent-sized BBQ; it also feels very private and is not overlooked.

Some of the other notable upgrades made to the house include a water softener with wifi integration to notify you when the salt is running low. There’s also acoustic plasterboard in all ceilings and acoustic underlay on all floors, allowing you to enjoy multiple spaces without causing interference to anyone sleeping or trying to work. There are hard-wired heat & smoke detectors throughout, as well as a new fire curtain between the kitchen/dining space and the staircase, giving you comfort and security. Location-wise, we are sure this location needs no introduction, but for the uninitiated, “The Triangle” offers an eclectic mix of fantastic coffee shops, cafes, brunch spots, vintage markets, galleries and gastro-pubs.

5 Belvedere Rd is really very much in the heart of Palace. Just a few strides away, you have the highly regarded Alma pub, whose food we highly recommend (please go and try the fried cauliflower ) and has a Victorian interior we love. There’s also the White Hart opposite for a more typical neighbourhood pub experience. Blowing Dandelions is literally the building next door, so for those who love artisan chocolate & cakes, please do renew that gym membership! For brunches and breakfasts, you will probably gravitate to Brown & Green a lot. They are literally opposite the house, and their scrambles often fuel our mornings, and we can’t recommend them enough!

If you’re the kind of coffee drinker that weighs their beans, you’ll love living near to “Four Boroughs” they also do wicked cinnamon Danishes and the kimchi wraps are worth a mention! Also, just moments away and also on Church Rd is the beautiful Art-Deco “Everyman” cinema. The “Elle magazine” featured “Plaster” for all your nail and beautification needs is also on Church Road, as is a yoga school offering hot yoga with a well-deserved 5-star rating. When you’ve stopped being healthy, you can pop into Urban Cellar, where Alison and her colleagues will talk you through their amazing selection of wines and craft beers.

Belvedere Rd meets Church Road, which, in our opinion, is the best road in the Triangle. There really is so much going on on Church Road, and of the three roads comprising the Triangle, in our opinion, it offers the most. This really is prime Crystal Palace, and the superiority of this property’s location cannot be overstated!

Westow St & Hill may feel left out now, but they do also offer a great deal, from more gastro pubs to more coffee shops, cafes and some of the loveliest restaurants south of the river! There is a large Sainsbury’s a two min walk away on Westow St, which is very handy for a weekly shop, and just behind it, down Haynes Lane, you will find a beautiful little food market on Saturdays, which offers artisan cheeses, meats, baked goods, bread etc, most traders accept cards, but maybe take a limited amount of cash, as it is tempting!!

When you have to start adulting and go to work, Gipsy Hill & Crystal Palace Stations are both within easy reach and give access to London Bridge & Victoria as well as the city, Shoreditch and East London. Crystal Palace Park is also at the end of the road, which offers 200 acres of grade 2 listed grounds to enjoy, it also houses the Crystal Palace National Sports Centre with its Olympic swimming pool, a gym, squash courts and a few activities you wouldn’t find at your average gym including trampolining, beach volleyball and an on-site physio.
