What We Say at The Zoe Napier Group
If you are looking for a bang for your buck, then look no further! With 3000 square feet of sprawling, versatile accommodation that is effectively spilt into two wings, this property will undoubtedly appeal to multi-generational families that would like the convenience of having an abundance of amenities on your doorstep. The close proximity to a range of sailing clubs will also appeal to maritime enthusiasts, whilst the nearby train station offers good access into London.
What the Owner Says
We originally moved into the property in 1995 and have carried out some significant refurbishment works here in our time, all of our children grew up here and loved nothing more than immersing themselves in the fabulous local community. It will be a terrible wrench to leave but with just the two of us now rattling around in a six-bedroom home it makes sense for us to downsize and fortunately we have already purchased our next property, which will allow us to offer the property for sale with no onward chain.
History & Background
Fascinatingly, it is believed that this deceptively spacious 18th Century Grade II listed six-bedroom residence is one of the oldest and most imposing dwellings within the town. Originally known as Cherry Garden Farmhouse and as the name implies, it was the hub of a large farm that stretched from Maldon Road back to the River Crouch and also acted as a staging post for changing horses for carriages making journeys from London.
Over many years land has been sold off but the original farmhouse has remained and internally retains much of it’s original character including an array of character features, including elegant oversized sash windows, exposed timbers and original fireplaces, whilst externally the third of acre grounds boasts an original garden well and serpentine (ribbon) wall.
On the ground floor the vast accommodation includes four generous reception rooms, a potential self-contained annexe that are complemented by a spacious kitchen/ breakfast room, whilst the first floor enjoys six double bedrooms, serviced by an impressive family bathroom and en suite shower room.
Setting & Location
The property is situated along the Maldon Road and is within a short walk into Burnham on Crouch, a charming small maritime town, world famous for being a yachting centre and calmer waters of the Crouch Estuary. The town offers an envious array of traditional shops with plenty of pubs, tea rooms and restaurants all of which are within walking distance from the property. Burnham on Crouch has its own rail station for London's Liverpool Street. This train journey alone is most scenic travelling through the marshes and alongside the river. The typical journey time is 1 hour 10 minutes and a perfect way to travel for Londoners looking for a weekend escape or holiday let accommodation in Burnham.
Burnham on Crouch also has good educational facilities with a C of E primary school (Ofsted Good), a County Primary School and Burnhams Ormiston Rivers Academy which remains a Good school for senior education. There are also dedicated buses for children attending the Grammar Schools in Chelmsford and Southend-on-Sea. There is also a supermarket and doctor's surgery, a historic church and a maritime museum, alongside many activities within the town which further include an annual Burnham week sailing regatta.

Situated centrally is the sitting room, a bright and airy, spacious room that enjoys a feature bay window to the front, whilst the adjacent study enjoys a separate door to the rear grounds and adjoining shower room that could quite conceivably be amalgamated and utilised as a self-contained annexe. First floor Accommodation
Two separate staircases rise to the first floor that effectively provide two separate wings of accommodation, with the principal bedroom residing in the West wing, a generous double room with wonderful views over the rear grounds and flows into the en suite shower room. The remaining five bedrooms are located in the East elevation, all of which are double rooms that are serviced by the spacious five-piece suite family bathroom, incorporating a sumptuous free standing roll top Victorian style bath with claw feet, separate shower enclosure, wash hand basin and WC.

The property stands on a plot of 0.31 acres (stls) and is approached via an expansive shingle driveway, offering ample off-street parking for several vehicles. Situated to the rear of the driveway is a double detached garage with two sets of remote-control double doors, pedestrian door to side, EV charger, power and light connected and storage area above. Gated side access leads to the rear grounds that elegantly wrap around the property and are beautifully secluded via a serpentine (ribbon) wall, a plethora of mature shrubs/ trees and incorporate a charming original garden well and patio area.
