Kincurdie House, is majestically positioned, 200 metres from the golden sands of Rosemarkie beach, just fifty meters below, with a vista that extends for fifty kilometres, over the Moray Firth to the mountains beyond. 

Locally to Rosemarkie, are the opposing ‘twin-spits’ of Chanonry Point and Fort George that form a classic pair of elongated curved coastal landforms, of sand and shale, that both jut-out 2.5 kilometres across the firth, causing the Moray Firth tidal estuary to snake its way into the Inverness Firth. Almost, half of the Chanonry spit is the home of the famous, ‘Fortrose and Rosemarkie Golf Club’, that proudly assumes the title of, the ‘World’s 11th Golf Course’. The Chanonry Spit, is renowned for its superb beach walks, that can regularly involve a substantial stop-over, at the ‘Point’, to view sightings of its iconic pod of dolphins.

In the far distance, 56 kilometres away, in the direction of ‘east, south-east’, is the 821 metres mountain summit of ‘Ben Rinnes’, and close by to the south are the mighty summits of the Cairngorms National Park, the largest in the UK, with an expanse of 4,528 sq. kilometres.

The Kincurdie House property, and its surrounding land, comprises of a front driveway, a rear courtyard and a manageable lawned garden. 

Kincurdie House has a unique location, decided over 165 years ago, that combines both a rural and marine environment, delivering a consistent sense of tranquillity and peacefulness, even within the ever-changing climates of each season. The only sounds to be heard are the stirrings of nature, bird-songs, the waves on the Moray Firth shore-line, and the weather. The Moray Firth coastline, at Portmahomack just to the north, is the driest area in Scotland, and one of the top ten driest regions in the UK, with only 700mm’s of rain, per year. 

The house is an impressive structure, originally built in the era when 19th century skilled stone-masons, provided habitable properties, that were guaranteed and destined to remain for centuries. The exterior stone walls, of Kincurdie House, vary in thickness between 500-700 millimetres, providing a sealant of heat retention within the property. This 1860 example, has retained its exterior architectural style to perfection, being reconstructed internally, with a fully modern-day conversion in the late 1980’s. This conversion retained, respected, and revitalised the original wooden carved features of the staircases, balustrades, mantelpiece, window frames, and flooring, while adding new central heating and electrical systems and window double glazing all-round, in 2017. The house has a spacious total floor area of 246 square metres, with eleven rooms and three hallways and two ground floor access doors.  

Inside, the accommodation is generously proportioned, with high ceilings, traditional features, and two principal reception rooms on the first floor. A formal spacious ‘Lounge’, with a wood-burning stove, and a cosy family room, ‘The Snug’. These rooms both have a library, TV and music facilities. 

The Kincurdie House front door entrance, is protected from the elements, by a wooden and slate tiled lean-to-canopy, that extends the full length of 11metres, and a width of 3metres from the building. As you enter through the front door, you step into the entrance hallway where the coat and shoe rack, awaits you, before climbing the ten steps to the main hallway. 

Before you enter the main hallway, you will pass the first reception open room, The Snug. Off the main hallway, there are two modern bathrooms and shower rooms, a linen cupboard, the main lounge, the kitchen, and the office. The lounge, all the stairways and hallways, and office are carpeted. 

The spacious ‘Lounge’ room, is perhaps, the central living feature of the house, that has a surface area 46.4 sq. metres (8.0m x 5.8m). Positioned structurally, on the south-west corner of the house, on the first floor, this room has a total of five windows. Three of these windows provide a special vista, from a bay-window, that magnetically guides your eyes across the Moray Firth and the mountains beyond. This spacious room has the area capacity to position two large sofa’s and two individual cushioned seats as well as writing desks and library bookcases.

The kitchen, is an important entity in any household, a place of creation and experiment, of family cohesion, and the pleasure of providing food and drink for yourself and those closest to you and one’s guests. Our Kincurdie kitchen has certainly provided those objectives, thanks to the composite range of bespoke modern fittings including matching glass doored cupboards, shelves and sliding draws and an LPG cooker, microwave and oven, refrigerator and a sizeable larder.

From the first-floor main hallway a staircase provides access to the second-floor level, and the four bedrooms. The main bedroom faces south with two other sizeable bedrooms facing west and north. The fourth bedroom is smaller, that suits two single beds.

A dedicated home office room area, on the mezzanine level makes it ideal for hybrid working or creative pursuits, while the layout offers flexibility for families, multi-generational living, or those seeking a peaceful retreat. The rear courtyard access door, is from the office mezzanine level, down one flight of stairs, into the ground level utility room. Here sits the oil-fired central heating boiler, a sink, tumble dryer and washing machine area, a storage cupboard and a toilet.  

Opening the rear door, you will enter the walled rear courtyard, that has a chipped-stone surface area measuring 26 metres by 10 metres. It has one rear double-gate, suitable for vehicles with a maximum width of up to 2.77 metres, and two single gates for pedestrians. The parking area of the courtyard is suitable for six cars. This gated private courtyard is shared by just two other households. Cordoned-off, by a low wall and a wooden staircase, is the Upper West Wing 1300 litre oil tank for central heating oil storage. There are two grass bank areas, and a set of wooden steps, that allows you exclusive access to walk through a single gateway into the lawned garden. 

The garden, once a tennis court, is delineated with a beech hedge, wooden fence and a two-metre-high brick wall on two sides. There are four access gates, and the bordered garden has shrubs, flowers, and a mature beech tree. 

Directions and access to Kincurdie House, heading north-eastwards, from Fortrose in the direction towards Rosemarkie. Enter the Rosemarkie village High Street, then pass the Plough Inn on your right for 20 metres and then turn right taking the blue sign for the ‘Kincurdie Private Estate’. Then follow the private Kincurdie Estate winding road for 650 metres passing the tennis courts and beach on your right. On climbing the short hill, that winds to the left, the road enters the main lawn with an open view of Kincurdie House, keep left to enter the front driveway and Upper West Wing front door. 

The front driveway has allocated car parking, that is a stone-chipped surface, which joins onto the metaled road of the Kincurdie estate private road.
