Description

Positioned on a quiet mews a short walk from Hackney Downs, this detached two-bedroom house has undergone an exemplary renovation in recent years. A considered material palette including terrazzo and ply creates warm, contemporary spaces that have a wonderful connection with the outdoors. The house has a private rear garden bursting with blackberries, figs and pears, as well as a private balcony on the first floor. Scoble Place is within easy reach of Dalston, Stoke Newington, London Fields and Clapton, with an excellent provision of green space nearby.

The Tour

The house was designed in 2000 by David Tucker, built in 2005 and sits on Scoble Place, a peaceful no-through road dotted with contemporary homes. It is clad in Western red cedar and casts a striking silhouette against the sky above with a pitched roof reaching into surrounding treetops. There is a demised space in front of the house for parking; the current owners also rent a garage opposite from Hackney Council.

Making use of an upside-down plan, the house is arranged with the two bedrooms on the ground floor and the living areas on the first floor, so they are flooded with year-round light. Terrazzo tiles with underfloor heating extend underfoot throughout, seamlessly linking the bedrooms and family bathroom. The main bedroom has two walls of bespoke birch ply wardrobes, brilliantly deep and armed with clever storage solutions. This room has direct access to the garden and a wonderful sense of connection with nature. The second bedroom is currently used as a music studio, but easily fits a double bed if required. The bathroom lies between the two and has a playful palette of red-framed storage with soft lighting above and a hand-painted blueish green door.

The first floor is home to the open-plan kitchen, living and dining areas, as well as providing access to a private balcony. A pitched roof extends high overhead, creating a fantastic sense of volume and space. Skirting has been removed to create shadow gaps throughout, while exposed beams add structure at high level. Doors open from the living area to a private balcony, which has leafy views over neighbouring gardens. Light is encouraged to flow around the plan through open spindles in the contemporary staircase, which adds to the striking architectural lines of the home.

The owners have recently added a new kitchen at the other end of the plan with a contemporary palette of white Corian worktops, navy blue cabinetry and powder-coated coral red handles. It is a sociable space, with workbenches on either side of a central dining area. Above this is a handy mezzanine level, which could be used for a variety of purposes.

Outdoor Space

The rear garden is a versatile space, with a covered seating area - perfect for alfresco dining - and a stretch of careful planting beyond. High brick walls surround the borders, which are bursting with shrubs, bushes and small trees. Blackberries, fig trees and pear trees are all present, as is beautiful climbing jasmine.

The Area

The house is excellently positioned for the best of east London, with the green spaces of Hackney Downs, London Fields (with its lido and access to Broadway Market) and Clissold Park all close at hand, while the wild open spaces of Hackney & Walthamstow Marshes are a little further afield. This part of east London is well known for its exciting food scene, with a wonderful range of bars, restaurants and cafes including Little Duck | The Picklery, Brilliant Corners and E5 Bakehouse, plus many excellent pubs such as The Spurstowe Arms. Other local favourites include Oren on Shacklewell Lane (2 min walk), Brunswick East cafe and bakery in Hackney Downs Studios (2min walk), and the amazing Michelin-starred Casa Fofò (10min walk).

Scoble Place is a short walk from Dalston Kingsland, Hackney Downs and Hackney Central stations, for services to Highbury and Islington, Shoreditch High Street and Canada Water on the East London Overground Line. Regular services run from Hackney Downs station to Liverpool Street.
