The site is located on the eastern side of Rookery Road and was previously occupied by a social service building. This building has been demolished under a prior planning consent, resulting in a cleared site. To the north and west there are residential dwellings located on relatively large plots and to the south is a car park associated with several blocks of residential flats fronting Kingston Road. To the east of the site there is a children’s day nursery and further residential dwellings.

The site extends to approximately 0.25 hectares (0.64 acres) and is situated on Rookery Road, an attractive tree lined residential street, which is located approximately 2.1 km (1.3 miles) south east Staines town centre. Staines railway station is located approximately 0.97 km (0.6
miles) north west of the site.

Staines benefits from excellent transport connections. Junction 13 of the M25 is located approximately 2.4 km (1.5 miles) northwest of Staines, providing connections to the M3 and M4, as well as to Heathrow Airport.

Rail services are available from Staines railway station, which is situated on the London Waterloo to Reading line. Direct services are available to London Waterloo approximately every 15 minutes, with a fastest journey time of approximately 35 minutes. Additional services are available to Reading (43 – 54 minutes), Windsor and Eton Riverside (16 – 17 minutes) and Ascot (19 – 20minutes). Heathrow and Gatwick international airports are located 8 km (5 miles) and 56 km (34.8 miles), respectively from Staines. Nearby towns of interest include Slough (13.2 km / 8.2 miles), Woking (15.5 km / 9.6 miles) and Bracknell (19.3 km / 12miles).
