Description

Please be advised this property is going to Best & Final offers on Thursday 5th December 2024 at 1pm. For instructions on how to offer, please contact the office.

A wonderful, 3-bedroom terraced house in close walking distance to both Cabot Circus and Temple Meads train station.

The property has a lovely open plan downstairs which light floods through from the southerly facing bay window in the front sitting room through to the ample 15' (approx.) wide kitchen diner at the rear, lobby that leads onto the bathroom.

Upstairs there are three bedrooms; to the front is the 13' (approx.) wide master with stripped wooden floorboards and built in storage, to the rear is the second double bedroom again with stripped wooden flooring and the third single bedroom/study. Further benefits include gas central heating.

To the rear of the property is a private courtyard which makes a great space for BBQ's and entertaining. The house is in good order throughout and would make a great first time buy or investment.

Location
Birkin Street is situated in the Dings, a historic part of Bristol City Centre named the ‘Best Community in Britain’ in 2010. The area is now extremely popular for its proximity to Bristol Temple Meads, the City Centre, the rapidly developing Temple Quarter and the several major employers on the eastern side of Bristol’s City Centre.

The Dings is adjacent to the 'Bristol Temple Quarter Enterprise Zone' which is professed to be 'one of the largest urban regeneration projects in the UK'; over recent years, many large businesses have moved into the area. In the coming years, further regeneration of the Old Market and St Philips Marsh areas is set to give the neighbourhood a further boost.

The area is so central and well-connected that there is little need for a car (although on-street parking is available as part of the Easton & St Philips Residents Parking Scheme). In walking distance are Cabot Circus and the shops of the City Centre. Also walkable to the West is Bristol's popular Harbourside and Wapping Wharf, to the South Totterdown and Bedminster, and to the North West are the bars and restaurants of Stokes Croft and Cheltenham Road and Kingsdown, Cotham and Clifton. For those looking to head out of the city, Bristol's main train station is a 5-minute walk, and the start of the M32 is less than 5-minutes’ drive. The Bristol to Bath cycle path also begins in the Dings, and there are multiple other cycle paths in the area.

About Goodchild Estate Agents, Covering Bristol

Bristol
Industry affiliations:Industry affiliation logo 0Industry affiliation logo 1

What do you want when you are looking for an estate agent to sell your home? Trust, experience, a friendly manner, someone who will work tirelessly to get you the best buyer... They all come as standard at Goodchild Estate Agents. And you can add to that a special knack for finding the right angle to market a property; quality marketing professionals to show a property in its best light; and understanding that is not just about striking the sale, but navigating you adeptly through the whole sales process - which we all know has the potential to be complicated and drawn out. Beyond our day-to-day competency and easy manner, we also take pride in operating sustainably and giving back to our community, especially to causes which are close to our hearts. Please take at our website for more information about our community and sustainably programmes www.goodchild.co.uk

Like many industries, estate agency has been shaken up by technology in the 21st century. For our clients, we like to adopt the best that technology has to offer, whilst retaining the traditional values of a human touch, one on one service, proven tactics and common courtesies. As a proudly independent firm you have our assurance that we will never sacrifice our principles for a short-term gain. Throughout my career, I have worked across estate agency, auction, commercial property, lettings and management. This brings holistic experience to clients of Goodchild Estate Agents, so you can be safe in the knowledge that there is just about nothing we haven't seen in the industry, no challenge which we do not know how to overcome.

In estate agency, it is common for you to deal with someone senior in the beginning, while your custom is secured. And then, once the sales process begins to unfold, less experienced staff take over, giving the potential for opportunity to be missed or lapses in service to occur. At Goodchild, you get my experience from start to finish. This means impeccable service, and the very best market insight and sales conversion.

We use the very latest technology, and are virtually paperless with a strong nod to efficiency and the environment. We think you'll find it a modern, fresh approach to estate agents in Bristol, with all the right traditional values retained.

If you are thinking of selling or have been on the market without success, we would welcome hearing from you. 0117 454 70 54 or hello@goodchild.co.uk
