Like Topsy, Penyffordd has grown out of all recognition in recent years but this particular development is a testament to the builder's skill in that it feels as if it has always been here....and it is this sense of continuity that is such an important part of living in a village.
And that is just what marks Penyffordd out from your normal run of the mill village; With excellent local schools and its impressive range of facilities, from the annual village pantomime to the always well attended carnival, it is a place that wears its heart on its sleeve The sense of belonging this produces is shown by the way that once people move here, they are reluctant to leave and isn't that the sort of place you want to spend your time?
This is an unusual sort of semi detached in that it is set at right angles to its neighbour, giving each the illusion of detachment and is a layout that works well.
To the front of the home is an area of hard standing divided into two generously proportioned parking spots, so unless you each drive a motorhome, you should be fine. The area is surrounded by evergreen shrubs giving colour to somewhere that would otherwise feel a little stark, while a pathway to the side of the building provides pedestrian access to the rear garden.
There is a canopy style porch above the front door to provide a degree of shelter while unloading the weekly shop but don't worry, it's not sufficiently welcoming to encourage door to door sales people.
Opening the front door takes us into the inner hallway with its attractive dark wood effect flooring and where on our right is the door into the downstairs cloakroom.
As expected, this contains all of the usual suspects that you'd expect to find in here, a wash hand basin and yup you guessed it, a lavatory. Contemporary colours keep it smart and bright and offers you all you could desire in a handy welcome cloakroom.
Opposite here is the kitchen which is large enough for a small table and chairs, to allow for casual dining with friends or family, along with the expected fitted units. These are laid out in a long 'L' formation and provide all the storage you could need along with the concealed white goods necessary for convenient living, topped off by generously sized work spaces. It's got smart modern units with a smart large grey tilled floor, for easy cleaning, A window offers views over the front aspect and keeps it nice and bright. There is a void with plumbing for a washer/dryer too,
Passing the stairs we move into the lounge, where the 'wood' effect flooring continues and here we discover a room far bigger than I for one expected! Largely square in shape, it is kept pleasingly bright thanks to the additional full height windows either side of the opening patio doors, which in summer would really allow the feeling that you have brought the outside inside.
Something further accentuated by the wide paved patio immediately beside the doors, making al fresco dining less of a chore to arrange and more of a natural progression. A door to one side of the room reveals the ever vital 'cupboard-under-the-stairs; a glory hole to store outdoor clothing and all the treasures (junk) that in your heart of hearts, know you will never use again but would feel lost without the comfort of knowing it's there! It's a sort of comfort blanket for grown-ups.
Outside on the patio, we are surrounded by a substantial wooden fence completely enclosing the garden; vital for those with children too big to gallop round the house all day, but too small to be trusted out at the front of the home. Beyond the patio is a well tended lawn with a path of crushed slate running along one side, up a slight slope to a further patio area, allowing dedicated sun worshippers to follow the rays as they move around through the day.
Returning indoors and climbing the clever and space-saving turned staircase, we come to a generously sized landing.
The first door that we come to is the smallest of the bedrooms. And when I say small, I mean it. It is however, a workable size for a child's single room or would make an excellent nursery or, for those without appropriately aged offspring who find themselves working from home from time to time, your office needs are solved at a stroke, of for those without a job a great playroom.....it has multiple uses :)
Beside here, the second bedroom is an altogether different kettle of fish, being a well proportioned double room with pleasing views over the rear garden and offering all the space you realistically need, unless you have a penchant for antique Queen Anne furniture...
At the far end of the landing and overlooking the front of the home we find the family bathroom with its practical wood effect vinyl floor covering. The walls are tiled to waist height, rising to full height around the bath area for obvious reasons and there is a suite comprising a pedestal hand basin, lavatory and traditional bath, the latter featuring a glass side screen to prevent unwanted overspill from the shower above.
Finally we come into the main bedroom. This is of a similar size to the previous double but with the added advantage of a deep fitted wardrobe, reducing the need for free standing furniture.
Off here is the en-suite which again offers all that you'd ask for from one. It's small but does exactly what it says on the tin There's a pedestal hand basin, low level flush lavatory and a walk-in shower cubicle, where the hot water is drawn directly from the home's gas combi central heating boiler.
For a starter home this is luxuriously appointed and offers many luxuries that a more regal home would offer, just on a smaller basis, but at this price, what would you expect!! I remember my first home, and I was lucky enough to have a bathroom - not like here, where you have two and a cloakroom....talk about spoilt!

For a young couple searching for their first home its size and price make a compelling case for its consideration, especially as there is the space and flexibility to cope should the family increase in size and should eventuality occur, excellent schools are on your doorstep. Alternatively, for anyone seeking to downsize in their later years, after the children have flown the nest it ticks many boxes for suitability. It is compact, well equipped and easily maintained but above all, it is in the sort of location that answers questions you have yet to even ask....
