Description

A superb detached house tucked away in the heart of one of Dorset's most sought-after villages, with three double bedrooms and a delightful garden.

THE PROPERTY
Tucked away near the heart of the picturesque village of Cerne Abbas, Holmbrook makes an appealing first impression with its stone facade and pitched roof. It was constructed by the well-regarded builder, C.G. Fry, in 1982 and is in one of the best positions in this sought-after village, a short walk from the popular village shop and three public houses.

The property is approached via a tarmac drive with a pretty front garden, well-stocked with flowers and shrubs, with an expansive lawn and a little river running along one side of the property. There is ample parking for cars and an integral double garage, that might easily be converted into an additional family room or annex.

On first entering the property there is a real sense of charm, space and light with a large hall with newly fitted wooden flooring, which leads into an attractive sitting room, with views over the front and rear gardens, and a pretty window seat and a large open fire. Alongside is a spacious conservatory with tiled flooring and doors leading out to the gardens, ideal for al fresco dining. This is a wonderful place to sit and enjoy the peaceful location with only the sound of the wildlife and the little river.

On the ground floor are also a cloakroom and kitchen, and a separate dining room that could easily be incorporated into one large room to keep up with trends in modern living. Alongside the kitchen is a utility/boot room and a separate study with access to the double garage. The property is well-presented throughout, but there are opportunities to further extend and upgrade in order to create a truly wonderful family home.

The principal bedrooms are situated on the first floor with three sizeable bedrooms, all boasting lovely views of the countryside and garden. The main bedroom has an en suite shower room and adjoining dressing room, and there is also a separate family bathroom.

The gardens that surround the house were until very recently an absolute delight, lovingly nurtured over almost four decades by the previous owner, providing a playground for children and a sanctuary for animals.

All in all, this is a beautiful home in an idyllic, yet convenient, location.

LOCATION
The conservation village of Cerne Abbas lies within the unspoilt Dorset Downs within an Area of Outstanding Natural Beauty. The village itself has a vibrant community feel and an excellent range of facilities including a village shop and Post Office, tea rooms, three public houses, a first school, and doctors' and dispensing surgery. It also has the fine parish Church of St Mary, medieval abbey and its famous Cerne Abbas Giant carved into the chalk hillside. There is a regular bus service to both Sherborne and Dorchester.

The village of Cerne Abbas lies just east of the A352, and is just under 8 miles north of the county town of Dorchester with its excellent range of facilities. Of particular note is the Conran-designed development at Brewery Square with its cinema, bars, restaurants and leading shops. There is a Waitrose and Tesco in Dorchester for everyday shopping, as well as the Dorset County Hospital.

Up the valley in the other direction is the busy abbey town of Sherborne. Both towns have mainline railway stations with a fast regular service to London Waterloo.
