The turning staircase leads to a gallery landing on the first floor, with a picture window to enjoy the views. The third bedroom, to the rear, has a door leading across a walkway to the first terrace of the garden, whilst bedroom two has a Juliette balcony to the rear and a dormer window enjoying the views to the front. Outside, stone walls with huge hydrangeas, great pine trees and tall palms surround the parking area giving a very private and sheltered feel. Steps lead up to the front of the house, the double garage, with electric door, and elevated terrace. From here the path continues round to the rear garden past a useful storeroom and the oil tank room.

Beyond the driveway and on the opposite side of the private road is a garden, again surrounded by mature shrubs. A private path leading directly onto the beach and the section of this cove directly in line with the property is owned by Curlews.

To the rear, steps meander upwards through the established garden, past stone walls and an area of lawn. At the top, sheltered by pine trees, is a paved terrace with far reaching views across the Estuary.

Location

A picturesque harbour village, St Mawes is located at the end of the Roseland Peninsula and gives access to some of the finest sailing waters in the South West. Located on the eastern side of the Fal Estuary, and in an Area of Outstanding Natural Beauty, much of the surrounding land is owned by the National Trust. Plenty of footpaths and coastal walks are within easy reach. Discover the church at St Just in Roseland that Sir John Betjeman described as ‘the most beautiful place on earth’ or head North to Smuggles’ Cottage, which has a fascinating history dating back to the 15th century. St Mawes Castle, overlooking the Fal estuary, was built under the orders of Henry VIII in the 16th century and is among the best preserved of his seaside fortresses, and the most elaborately decorated. It is now managed by English Heritage. For 450 years, alongside it sister fortress Pendennis Castle, St Mawes protected Falmouth against invasion.

The local sailing club is extremely active and arranges racing events and evening functions throughout the year. Many Regattas are held during the months of June, July and August including the Falmouth Classics, featuring three days of racing and a spectacular Parade of Classic Boats and the Small Classic Boat Parade, which has steadily grown to be one of the largest sailing events in the UK. The Falmouth International Sea Shanty Festival also takes place at the same time.

There are a good selection of shops and services. There are also plenty of eateries. Many of which serve superb fish and shellfish dishes throughout the year, as well as more traditional dishes. The St Mawes Ferry offers a service to Falmouth, three times an hour in the summer and once an hour in the winter, and is under a mile away from Curlews. The nearby King Harry Ferry connects St Mawes and the Roseland Peninsula with Feock, Truro and Falmouth, avoiding the 27 miles route through Truro and Tresillian. Services run all year round.

Schools - St Mawes primary school is under a mile, Gerrans and Flushing primary schools both two miles. All have a good Ofsted rating. Roseland Secondary Academy and Truro and Penwith College (via the ferry) both 12 miles and have outstanding Ofsted ratings.





Directions

From either direction on the A390 turn onto the A3078, signposted to Tregony, Veryan and St Mawes. Follow this road for about 12.7 miles. Turn Right at the brown signs for St Mawes Castle and Lamorran Gardens onto Upper Castle Road (A3078). After 200m, just before the castle turn right onto Castle Drive. Curlews can be found towards the end of the road, past the car park on the left and houses on the right.

Distances (all distances are approximate) - St Mawes Village and Harbour are within one mile. Truro 10 miles, via the car ferry or 18 miles by road. Truro Station via ferry 11.5 miles, via road 20 miles, St Austell Station 20 miles, both with direct links to Bristol, Exeter and London. Newquay International Airport 29 miles
