If you like character homes and love entertaining but only have a limited budget, then you've got to take a look at this....get your check list out and bring a pen, make sure its full as this house will tick your pen dry!
All too often when writing these house reports I am faced with the difficulty of describing a home that is simply ordinary, without any remarkable features to set it apart from the crowd.....
This little jewel however, gives me a whole new problem; how to describe it without sounding as if I am exaggerating, because it truly is very special. Its convenient position on the outskirts of Buckley, from where it is within walking distance of both primary and secondary schools, makes this an excellent family home before we even begin to delve into its other attributes which believe me, are many.
The most common disadvantage with homes of this type, is the real lack of any parking space but here, this has been addressed in a remarkably imaginative manner. Where the original front garden was about two metres higher than is currently the case and vast amounts of soil have been removed, leaving an off road parking area at the same level as the pavement.
To one side of this is a raised flower bed a metre or so wide, where its additional wall ensures no slippage from the higher garden next door, before a set of steps take us up to the next level passing a number of tiered planting areas as we do so.
This upper level provides a pleasant spot to sit and relax before more steps carry us past the artificial grass of the lawn and up the path to the front door.
Opening the front door allows us directly into the warm and welcoming lounge which is an excellent sized room and provides a comfy haven well suited for the number of people likely to be resident here. A traditional three piece suite leaves more than enough room for additional free standing furniture, unless any budding Liberaces demand space for the baby grand...
To the rear of the room is the door through into the dining room which follows a similar theme to the front room, it offers a large space for an eight seat dining table with space still for a formal sideboard and still leaves space to move around with ease....so if entertaining us your thing, tick!
To one side is a small door to the vital 'cupboard-under-the-stairs', without which most homes would disappear beneath a welter of things too precious to discard but which in all likelihood, will never see the light of day again.
The other door passes into the kitchen which on first impression seems a little too small for comfort. However on closer examination you realise that several of the larger appliances, for example the washing machine and fridge freezer, have been relocated into the adjacent utility room so everything in the kitchen is dedicated purely to the task in hand which means additional space becomes largely superfluous. With units set around three of the walls work and storage space is more than adequate and the close proximity to the dining room means that meals will always be piping hot...and remember, the dining room is right next to it, so you'll miss out on nothing when cooking your masterpieces!
The utility room is fully glazed to two complete sides meaning that, should you decide to redesign the kitchen layout and move the white goods into here, you would be left with the makings of a very pleasant little sun room.
Stepping outside, in an extension joined to the outrigger containing the kitchen is a storage shed come workshop complete with both power and light and giving even more space for extra freezers and a tumble drier for when the rain Gods get a bit too active.
Beyond here a flagged path runs alongside a raised area of decking and this, protected as it is by high walls bedecked with greenery is a real little hideaway, perfect for relaxing during the warmer months. At the end of the garden is a high wooden gate, offering a level of privacy to your little domain that is unusual in so suburban a setting but welcome for all that.
Climbing the stairs from the dining room we come face to face with the smallest of the bedrooms. So small in fact that is perhaps better to think of it as a walk-in wardrobe or maybe a dressing room. or even a nursery.
Alongside this and also overlooking the front is the main bedroom which is quite a different kettle of fish, where twin bedside cabinets sit either side of the double bed, while a large wardrobe and chest of drawers fail to fill the remaining space. One corner houses a fitted vanity unit and the whole room gives a sense of air and space; so much space in fact that it may be feasible to lose some in the cause of extending the smaller room adjacent, should you really need three bedrooms. Just a thought.
Moving towards the rear of the home we come to the second of the larger bedrooms. This can easily take a double bed and allow wardrobes at the other end, although it is currently home to a single bed. It's there to be laid out how you desire.
Alongside here we find the family bathroom where white tiles stretch from floor to ceiling and gave me the feeling I was in a quite classy hotel in the 1950s, where everything is clinically clean. The white theme is continued in the fittings with matching pedestal hand basin, lavatory and traditional bath; this last item fitted with a glass side screen preventing overspill from the shower mounted above. One attractive feature that should be mentioned is the way the fitted linen cupboards follow the line of the stair well and provide a neat solution to any storage problems.

All in all this can only be described as a jewel. Fabulously presented and far bigger than first impressions would have you believe, it also shows just what can be achieved with imagination and effort. The advantage for any buyer is that this effort has already been made and you would struggle to improve on the ideas that have already been realised. It is in a prime location for the needs of day to day living, offers comfortable accommodation for a small family and is within an easy walk of schools. Taking all this together, this a difficult home to fault on any level and one you will regret not viewing quickly as it will surely not remain available for long.
