It's all about balance. Be it balancing finances, balancing the needs of your family with available facilities within an area or the all important work/life balance. However, if you need a three bedroom home that's within easy reach of local shops yet accessible to the main road network; a home that needs little doing to it (no, it's not perfect but short of a brand new show home, what is?), sitting in easy reach of a choice of excellent schools and joy of joys, priced to be affordable by many first time buyers, hope is at hand..... So remove the trainer wheels from your bike, you won't fall I promise, and let's have a look inside this fabulous home.
Sitting on the corner of a small cul-de-sac off the main road through Ewloe and mere yards from the well stocked Co-op, for those days when even three minutes in the car to Asda is just too much trouble, we find this gem.
To the front is a simple and low maintenance lawn with a surprising degree of privacy by the established hedge surrounding. To the side of the home is a private parking space against the substantial wooden gates giving access to the rear garden, but more of that later.
A canopy style porch gives protection to the semi glazed front door which in turn allows us into the inner hallway where the stairs rise in front of us to all of the first floor accommodation, unsurprisingly :)
To the right is the door into the lounge, which to be honest rather surprised me with its size. The room provides space to accommodate even some of the, to my eyes anyway, absurdly large pieces of furniture in vogue today. It's also kept pleasingly bright by the large front facing window overlooking the front garden. The main focal point of the room is the very convincing living flame effect electric fire in its wooden surround, giving that all important glow that makes a room feel warm, whatever the actual temperature.
To the rear of the lounge is the door into the kitchen/diner, a term that always strikes fear into my heart as so often these are simply too small to fulfil either role adequately; but not here. Thanks in no small part to having part of the rear wall of the home removed, we are then left with a proper full sized dining room adjacent to an equally spacious kitchen which features fitted units around three of the walls and providing all the storage space you could need while simultaneously housing all the technological necessities of 21st century life. No, the units are not this year's models, but since when did something as utilitarian and vital as a kitchen become a fashion accessory? You get everything in here, ready to swiftly and efficiently feed the family.
Stepping through a large archway from the dining room we pass into the conservatory / sun room. This is so much more than an afterthought, being virtually a second lounge in its own right and a very comfortable and spacious one at that. Fitted with opaque roof panels it also avoids the pitfall of becoming too hot for comfort during the summer months and despite not being connected to the home's central heating system was pleasantly warm during my recent visit, leaving me oblivious to the plunging outside temperature. A sun room equally suited to both summer and winter use; it's a rare bird indeed.
Outside, we find an almost completely maintenance free and surprisingly spacious garden, thanks to being on a corner plot. It's laid largely to Indian stone flags while retaining a small area of lawn to break up what could become a stark appearance and with a small tree supplying some welcome shade....not yet though you understand, but warmer days are coming!!!
To the side of the home stands a large garden shed providing additional storage and a large parking area accessed via the previously mentioned large wooden gates.
Back indoors and moving upstairs we come to the landing, where immediately in front of us is the family bathroom.
Now this is just what it says, it is a room, with a bath and a hand basin, and a lavatory. Some may think it needs an upgrade but as with the kitchen I ask, why? It is all there, in good condition and it works. In the unlikely event that the colour offends you, paint is readily and cheaply available because is it a bathroom, not a fashion statement. If it has a fault, it is the lack of a shower BUT as one is available elsewhere in this home, this should not be an issue.
Adjacent to here and also overlooking the rear is the first of the double bedrooms which provides all the space needed for additional free standing furniture for clothes storage and of course, the double bed.
Moving to the front of the home and the smallest of the bedrooms we find a typical example of a child's nursery or equally, an adequately sized single room. However, should the family contain an adult fashionista they could indulge themselves by having it as a massive walk-in wardrobe/dressing room....now that would be the talk of the neighbourhood.
Finally there is the principal bedroom where a huge set of twin wardrobes stand either side of the double bed, supporting an adjoining set of overhead cupboards connecting the two and providing as much storage as you are likely to need.
Off the main bedroom is the very handy en-suite, containing a hand basin, lavatory and fully tiled walk in rain shower where the hot water is drawn straight from the combi central heating boiler and meaning it never runs out, the shock of which can take the shine off anyone's morning...

All in all this is a terrific opportunity for a young family starting out or a youthful whiz-kid looking for a trouble free home that would allow them to entertain while not investing too much precious time altering the place around. Alternatively, it would be ideal for someone at the other end of their home owning adventures, who is looking to downsize but unwilling to sacrifice anything in the way of comfort or convenience. So it is comfortable, well equipped, well located and well priced. Is there anything else? I don't think so...
