A pull-down ladder leads to an attic area which is used as an office which has a window enjoying views to the surrounding mountains.
Returning to the hall and a door takes you to the family bathroom and under stairs store. The bathroom has a three-piece suite in white comprising WC, wash hand basin and bath which has tiling around with a Myra electric shower.
The staircase rises from the hall to the upper floor landing which has built-in storage cupboards. There are there are two double bedrooms both with coombed ceilings and both with windows to the front enjoying the far-reaching views. There is also a box room which is currently used as bedroom three.

Keepers Cottage is set-in good-sized garden grounds which are grassed with a gravel parking area. There are two stone outbuildings one with the recently added grass roof (7m x 4m) and the second which was formerly a deer larder (3.65m x 4.7m). There is a walled garden which provides a sheltered space for growing fruit and veg and a wooden shed (4.45m x 2.8m)
Further land adjacent to the property is available by separate negotiation together with a recently built outbuilding which can be used for stock or would equally be suitable as stabling.
Keepers Cottage is situated in an elevated position in the village of Elphin. Elphin is a crofting township in Assynt, in the Sutherland area of Highland in Scotland. It lies about 15 miles (24 km) north of Ullapool. The village contains a tearoom and a community hall. The nearest primary school is Ullapool.
Knockan Crag, one of the most important Earth science sites in Scotland, is about 2 miles south of Elphin and Loch Veyatie is about 4 miles to the north west.
Ullapool being the nearest town offers a High School, Leisure Centre, Doctors Surgery and various shops. There is a bus service that serves the High School and Primary School.
