The kitchen/breakfast room is a lovely, extended room, with a range of deep blue cupboards and drawers, with black granite worktops, integrated ceramic sink, dishwasher and space for a range cooker.  There is a matching central island, terracotta tiled flooring with under floor heating throughout, granite splash backs and velux windows and bi-fold doors to the rear patio and garden. There is also a huge picture window which beautifully showcases the garden. 

A further door leads to the utility room with cupboards, space for a large American fridge freezer and washer dryer, window to rear garden and side door, tiled flooring and door to a cloakroom, with WC and basin.

The first floor comprises a banistered landing with window to front and stairs leading to the second floor.  The largest bedroom faces the front with bay window with the views and two built-in wardrobes on either side.  The second bedroom has windows to side and rear, chimney breast and built-in wardrobe.  A rear inner landing enjoys an airing cupboard and further cupboards, plus a door to the rear bedroom, being a good sized single bedroom with window facing the rear garden.

The updated bathroom comprises a white suite to include a bath with shower over, tiled walls, side taps and glass shower screen, basin and WC, tiled flooring, tiled walls with mirror, velux window to side and heated towel rail.

The top floor has a master bedroom suite, with window to side, window to front with stunning views, eaves wardrobes and door to a modernised en-suite shower room, comprising a corner shower, WC and basin, tiled walls and flooring, dormer window to rear and heated towel rail.

Outside, the front garden is mainly laid to lawn, with iron railings to front, with pedestrian gate and path to the front door, with raised flower bed.  Double gates font the driveway for two cars.

To the side is a gate which lead to a store area, and then on to the enlarged and re-modelled paved patio with access to the kitchen/breakfast room, utility room and the rest of the garden.  Wide, paved steps provide access to the lawn and large main rear garden, with fruit trees, flower bed borders, with fenced and hedged side boundaries and a walled rear boundary.

The house is situated in East Street, approximately 1/3 of a mile from the 16th Century beauty of Mayfield High Street and within striking distance of all amenities.

Facilities in the village include a small supermarket with post office, butcher, baker, pharmacy, florist, greengrocers and deli as well as GP surgery, dentist and hairdressers. There are also a couple of cafes and Period Inns, including the renowned Middle House Hotel.

There are pretty churches of various denominations, a flourishing primary school and the well-regarded Mayfield School for girls. For more comprehensive facilities Tunbridge Wells in 9 miles to the north.

Railway stations can be found at Wadhurst (5 miles), Crowborough (6 miles), and Tunbridge Wells. These provide a fast and regular service to London Charing Cross, London Bridge and Canon Street. There is a regular bus service to Tunbridge Wells and Eastbourne.

The area provides an excellent selection of both state and private schools. Nearby leisure facilities include tennis, bowls, numerous golf clubs, sailing on Bewl Water and at the coast. The area is criss-crossed with many beautiful walks through the Area of Outstanding Natural Beauty.
