Description

Ganarew Cottage
A panorama of patchwork fields is magnificently showcased from this detached three-bedroom country cottage. The home, which is set within grounds of approximately 0.75 acres*, includes three reception rooms - the largest of which boasts an open fireplace - a staple of country life.

Location
The spectacular setting of Symonds Yat is famed for its phenomenal river scenery, woodland expanses and limestone cliffs. There are a multitude of welcoming riverside pubs and restaurants which are exceedingly popular with residents and tourists alike.
There are many delightful walking and cycle routes throughout the area and, for those who enjoy outdoor pursuits, various companies offer a wide range of activities such as canoe hire, rock climbing and caving.
The closest village, Whitchurch, is particularly sought after, partially owing to its Church of England Primary School which is graded as 'Outstanding' by Ofsted. The popular community-spirited village shop, Woods of Whitchurch also operates as a coffee shop and takeaway. In addition, Whitchurch boasts a village hall, a reputable MOT centre, a highly commended hospitality venue - The Old Court Hotel - plus a post box and bus stop.
Symonds Yat is just two miles from the Welsh border and centred between the two popular market towns of Ross-on-Wye and Monmouth, both of which offer highly regarded secondary schools, supermarkets, restaurants, pubs, leisure facilities and independently owned shops.
A series of major road networks are also easily accessible; the A40 is around a mile away and the eastbound road provides a direct route to Gloucester, Cheltenham and the Cotswolds. Meanwhile, motorists heading in the opposite direction can journey towards the M4 at Newport, giving access to Cardiff and London. In addition, the M50 motorway begins in Ross-on-Wye, around eight miles away, which gives good access to the M5.

The home at a glance
Ganarew Cottage is set within the heart of the Wye Valley Area of Outstanding Natural Beauty, but off a quiet country lane, away from the tourism hustle and bustle.
The main entrance leads into a bootroom-cum-utility which offers plenty of space to remove muddy shoes and coats after enjoying the great outdoors.
This leads into the kitchen - which carries a Leisure range cooker within an attractive tiled alcove. There are also base-and-wall-mounted units giving plenty of food storage space, plus a sink with mixer tap and space + plumbing for both a dishwasher and washing machine.
Beyond the kitchen, there is a hallway that leads to the reception rooms. On the left-hand side, there is a study which could otherwise serve as a dining room as there is an opening that leads into the kitchen, although this presently accommodates an American-style fridge/freezer.
On the opposite side of the hallway, there is a spacious sitting room which beautifully exhibits the garden and far-reaching countryside. The grounds are frequented by all manner of wildlife who reside in this tranquil corner of the AONB and a picture window in the sitting room gives an excellent vantage point. There is a brick fireplace on one side of the sitting room and an open archway on the other - which leads to a formal dining area. An arch-shaped alcove within this area offers a pleasant nook to display pictures and pretty trinkets.
On the other side of the room, a glass door leads to a conservatory, which presents a glorious triple-aspect space to bask in the beauty of the rural surroundings.
The ground floor also includes a cloakroom near the previous main entrance and a substantial storage space next to the utility room.
A staircase within the hallway leads to the first floor, which houses three double bedrooms - all of which feature characterful picture rails and pleasing elevated views - two of which take in the far-reaching rolling hills beyond the garden.
The family bathroom is generously sized and includes a bath, a walk-in shower, a WC and a basin.
Outside, a wooden deck outside the conservatory offers a delightful area for an outdoor living room or alfresco dining area. The rear garden stretches downhill and includes a small orchard of various fruit trees. There is also ample space for a fruit and vegetable plot near an old greenhouse.
Within the garden, there is a barn which could be converted into a small self-contained annexe, making an ideal holiday rental or multi-generational living opportunity (subject to the necessary planning consents).
