Description

Summary:
Bryan Bishop and Partners are delighted to bring to the market this stylish and substantial four double bedroom two bathroom property in an idyllic countryside setting on the edge of Bull's Green, Datchworth. Surrounded by the glorious Hertfordshire countryside, yet just a few minutes from a number of pretty and vibrant villages, this wonderful family home ticks all the boxes for modern family living.

Accommodation:
The pretty front door opens onto a light and bright hallway of good proportions, nicely lit by a skylight as well as another window in the stairwell. From here doors lead into the living room, dining room, kitchen, family room and a well placed guest cloakroom.

The living room is large, being over twenty two feet in length, and is flooded with natural light through the full width bi-fold doors that open onto the rear patio and the window to the front. A super room for all seasons with an attractive wood burning stove at the centre.

The dining room is well shaped and sized, with plenty of room for a really large table if needed, and again enjoys the terrific countryside views out into the rear garden.

The family room is perfectly placed, connecting seamlessly with the kitchen through a wide opening, and performs superbly as a multi functional space for the present owners, combining lounge seating, TV and casual dining with a great connection and view out into the garden through the bi-fold doors to the rear. This is a fabulous family hang out room.

Adjacent is the stunning kitchen. Bathed in natural light from the two windows to the front and the large skylight this is a chef's delight. The kitchen is beautifully and cleverly appointed with a comprehensive array of integrated appliances and more perfectly located storage than you could ever need. It is an ergonomic masterclass, yet still comfortably includes a breakfast bar big enough for four within the substantial island at its epicentre. Away from the fitted area there is plenty of open floor space for a casual dining table beneath the stylish skylight. Conveniently positioned to the rear of the kitchen is a large utility/laundry room, through which there is direct access to the rear garden.

To the rear of the garage, with access from the garage and the rear patio, is a good sized office. This is cleverly positioned to provide the privacy required to successfully work from home, yet still nicely connected to the main house, and is easily large enough for multiple desks. A particularly lovely place to work in the summer months with the triple folding glazed doors open to the garden.

The whole ground floor serves to illustrate the fantastic flexibility of this house. It really offers so many options as to how you configure it for your family's needs, and it will adapt with you over time as those needs evolve and change.

The modern glazed staircase turns elegantly as it rises to the upper galleried hallway. This is nicely lit by windows at both ends as it runs the full length of the house. Upstairs are four double bedrooms, three of which benefit from full width fitted wardrobes. All of the bedrooms have glorious views over the substantial rear garden and on to the natural woodland beyond. There are two large family bathrooms, both of which enjoy separate baths and showers. Whilst both bathrooms can be easily accessed from all of the bedrooms the layout is intelligently configured so that one of the bathrooms can be isolated as an en suite to the master bedroom if desired.

Exterior:
Situated in a quiet rural location, surrounded by other substantial homes set well back from the roadway this property has a large front garden, currently deployed as gravelled hard standing running from the gated access up to the integrated garage and around the front of the house. Framing the driveway are borders of mature shrubs and specimen trees.

To the rear is a substantial garden with some wonderful features to enjoy. There is a decorative patio running across the full width of the house, giving an expansive space for dining, relaxing and entertaining, neatly linked back into the property at multiple access points. Beyond that is a substantial oak pergola with a tiled roof, currently housing a hot tub and an outside dining table. The garden flows onwards with lawn at the centre and deep borders either side with glorious flowers and shrubs on display, leading to the studio/summer house/office. Perfectly placed for creative inspiration - or maybe just the best work from home solution ever! At the very far end your eye is caught by some wonderful specimen trees which integrate the outer boundary of the grounds with the woodland beyond.

Location:
Datchworth Village offers a wide range of amenities including restaurants/pubs, village shops, cricket, rugby, and tennis clubs, and great walks with far reaching views across the beautiful Hertfordshire countryside that surrounds it. The picturesque and popular villages of Burnham Green and Tewin are just a few minutes away. Nearby, Welwyn Garden City and Stevenage provide expansive arrays of shops. This village also benefits from great connections into London and the North via Stevenage or Watton train stations, both only a short drive away, as well as speedy access north or south by road via J6 or 7 of the A1(M).

Bryan Bishop and Partners

doesn’t change but continues...

By Martin Bishop FNAEA

After 40 years at Bryan Bishop and Partners and 30 of those at the helm dealing with some of the finest properties in the area, there comes a time when one needs to look to the future. I still love the job I do but felt it was time to make some changes and search for a younger person to assist me in moving the company forward.

I interviewed several people without success and then, as if by fate, I was introduced to someone who I thought would be an excellent addition to Bryan Bishops. His name is Ben Shaw. Ben lives in Tewin with his wife Lauren and two young children and had worked in estate agency for 14 years. We got on immediately and he joined me as a partner of the business in November 2021. Over the last eight months Ben has proved to be an invaluable asset, he has a very professional and likeable manner and has a proven track record dealing with the upper end of the market. He has brought new ideas to the business and has already built up an impressive list of clients in and around the Welwyn area.

Estate agency is a very competitive business but I am completely at ease knowing I have someone I can trust to uphold the traditional values and approach that were taught to me by my father, Bryan, who started the business over 50 years ago.

Ben is 34 years old but has a maturity of someone much older, he has the advantage of youth and a work ethic only derived from being being passionate about the job he does.
