Description

Delightful and charming former school set in a semi-rural village location - The Old School is a deceptively spacious, uniquely configured and versatile home - it's truly a must see...

The Old School is absolutely full to bursting with character. Built in 1862, it was Wyberton's School until 1955 - when it become too overcrowded to sustain. 74 pupils and 2 teachers shared one main classroom at the time of closure, where the nearby Wyberton Academy was then constructed to take over. Almost 70 years have past since little feet were running across this property, but those same floorboards remain firmly in place, having been stained and treated to cope with decades of traffic, along with many original features that have been carefully preserved and tastefully modernised around. Ornate woodwork on the gable ends, slate tile roofing, pointed tops to the internal doors; all are loved and preserved character features in an otherwise modernised and comfortable residence.

The home offers flexibility as far as room use is concerned. Does your large family require up to six bedrooms? That's fine! The multiple reception rooms are all sizeable and well proportioned, meaning they would make ideal and suitable bedrooms if needed. Could you live with just three bedrooms, but desire the likes of a snug, a study and a hobby room? You can have it all with The Old School - 12 rooms across over 1,700sq ft of accommodation ensure that you have space and versatility to live in the way that you not only need to, but want to.

Stand out features for us include a fantastic sized dining kitchen, with a secondary staircase that leads up to a bedroom with a room big enough to be a walk-in closet, the large lounge that has the original floorboards exposed running all the way through, and the large master bedroom with its own ensuite bathroom. The whole plot is set inside tall mature hedging to all sides, something akin to a garden maze or labyrinth, making it feel secluded and private. Yet, the tall windows on the ground floor, and the range of broad Velux style sky lights through out the first floor, cascade wonderful amounts of natural light in, giving the balanced feel of it being so bright and open.

The Old School is most certainly a unique and interesting home, that is fully deserving of a more in depth investigation. If you seek something packed with character, with comfortable sized rooms, that is close to amenities yet set within a quiet semi-rural location, then look no further. Call us today to arrange your private accompanied tour of this wonderful and special home - it would be our privilege to escort you around a property that is so richly steeped in history - a true gem in local heritage.

The property is serviced with mains gas, water, electricity and drainage, as well as broadband internet access and telephone line. Council Tax Band C.

Entrance Hall

2.27m x 1.2m - 7'5" x 3'11"
Lift the metal latch and enter the home via the enormous statement piece white painted wooden door, into a modest sized entrance area with a storage cupboard to the left, snug opposite, and lounge to the right.

Lounge

4.83m x 4.03m - 15'10" x 13'3"
The first thing we noted with the lounge is just how beautifully lit it is. The large window to the front aspect ensures maximum light, even during the shorter winter days. The radiators were kicking out some tremendous heat when we were visiting, giving us the most wonderful and cosy vibes. We didn't want to leave! The family corner sofa looks like the perfect place to snuggle into with a hot drink in front of a movie - the epitome of a relaxing lounge.

Kitchen Diner

6.18m x 3.94m - 20'3" x 12'11"
Venture down the inner hallway past the WC, a further two reception rooms and the staircase, you'll come to the rather elaborately sized dining kitchen. We were greeted by the smell of a slow cooker simmering the family dinner which was absolute heaven - cooking up a feast in this vast room will be effortless. Masses of marble effect work surface space span around the room, with no less than 8 base units for storing more appliances than you'll ever need. Splashback tiles above the worktop along with wooden shelving maintain the country cottage tone - lots of natural wood and stone colours here, which carry the traditional vibe perfectly.

Snug

2.95m x 2.66m - 9'8" x 8'9"
The Snug is located just off the entrance hall, and has a rather large window that overlooks the driveway to the side aspect. There's a more modern light wood effect flooring laid here, along with wooden panelled walls, finished in a Dulux Pebble Shore style emulsion.

Inner Hall

The inner hall connects the lounge to the kitchen, with doors that go off to two further reception rooms, the WC and stairway.

Study

3.05m x 2.42m - 10'0" x 7'11"
One of the reception rooms off the inner hall is used as a study. Set out with shelving, storage solutions and a computer desk, this room is big enough to serve as an additional bedroom if necessary. Think guestroom or teenagers hideout, being only across the hall from the WC, it's ideal for a multitude of uses.

Bedroom 4

3.02m x 2.47m - 9'11" x 8'1"
Next door to the study is a room that's currently used as bedroom 4, but could again be utilised as anything from a hobby room / crafts room, to a music room, library or gym room.

WC

The WC is tastefully and neutrally decorated with wood panelling on the bottom half of the walls, and includes storage under the sink, a loo, and a window to the rear aspect.

Stairs/Landing

The landing area sits between bedrooms one and two, with a door that leads to the family bathroom, too. The area is well lit with a large skylight in the ceiling, giving a great sense of size. It's finished with a nice and plush light coloured carpet, which adds to the brightening effect of what could so easily be a dark and dull area of the home.

Bedroom 1

4m x 3.7m - 13'1" x 12'2"
The master bedroom has a large skylight to the rear south facing aspect, gulping in full day sunshine. The room has ample wardrobe space, with 4 standard sized doors split into 8 halves, offering an abundance of clothe hanging and storage. With characterful bold exposed oak beams across the angled ceilings, complete with rought iron bolts fixings painted in that classic glossy black - the room is big enough to cope with large statement features that continue the traditional feel throughout the home.

Ensuite

1.96m x 1.82m - 6'5" x 5'12"
It's a rare treat to have a full sized bath in an ensuite - but here we have it. Complete with shower over too, this room is perfect relaxing accompaniment to the master bedroom. The room of course features a WC and wash basin, and customary extractor fan, as well as a smaller but still good good sized skylight, again to the rear south facing aspect. The walls are half mosaic effect tiling around the bath and shower, and half emulsioned, with a contrasting natural wood beam that separates the vertical wall from the sloped ceiling.

Bedroom 2

4.08m x 3.71m - 13'5" x 12'2"
Just across the hall is bedroom two - and what an equally as charming room this is. The dimensions are give or take a few inches exactly the same as the master, which makes for a lovely size for a large statement piece super king bed. There's a 90 degree rotation to the orientation of the room to best fit furniture - with the chimney breast on the far wall creating an ideal recess for a dressing table, as well as two sets of integrated double wardrobes. Another characterful sloped ceiling with beautiful exposed beams and large skylight, there's no let-up on the personality that seeps from every room in this wonderfully endearing home.

Bedroom 3

4.06m x 3.96m - 13'4" x 12'12"
This room is accessible via the secondary staircase from the kitchen, and has it's own modest but definitely useful dressing room. Bedroom 3 goes into the third section of the building, which has a slightly lower pitched roof to the main centre section. This change in overall building size makes for a vaulted ceiling room, again with the continuation of exposed beams to thread that same feeling through. With partially plastered and partially exposed but painted brick walls, along with wooden floors, there's a stark country cottage feel to this room.

Dressing Room

3.96m x 2.06m - 12'12" x 6'9"
With some creative bespoke joinery, this room could be made into a fantastic walk-in wardrobe. Wood flooring continues through from the bedroom, and the room has it's own skylight too. Currently used as a store room, this area could work as a small hobby room or dressing room.

Family Bathroom

In the main centre section of the home, set between bedroom 1 and 2, is the family bathroom. With cream coloured brick styled wall tiles and a cedar rose coloured floor tile, the space is illuminated and lifted in brightness with the help of a front aspect skylight. The room includes a bath, WC and sink.

Garden

What would have probably once been the childrens playground, the now private lawned garden is an enclosed haven. You'll spot some very old graffiti on a few of the external wall bricks which we think is absolutely wonderful, and a fabulous nod to the former use of this property. Whoever the initials belong to that have been scrawled into the brick with a sharp implement are now immortalised in the history of the home - brilliant! In addition to the main lawn area, there's a walk-through and storage area are the rear, as well as a large gravelled driveway on the far side, with ample room for two large and well spaced vehicles.
