Description

Description
Sitting on the outskirts of Woodleigh, in a peaceful and private location, Woodleigh House was lovingly renovated by the current owners in 2009 and now offers a wonderfully light and spacious family home. Originally built around the 1920’s and retaining some period features, the property has been cleverly thought out to offer comfortable and light accommodation. You enter through the porch into the welcoming entrance hall which has limestone flooring and underfloor heating that continues into the south facing conservatory. Off to the left is a welcoming sitting room with windows and door opening out onto the south facing garden, oak flooring with underfloor heating and a multi fuel stove make this a cosy room to relax in. To the right of the entrance hall is the homely kitchen/diner/snug with feature fireplace, again with oak flooring and underfloor heating. An oil fired aga provides cooking facilities as well as warmth throughout this room. Two separate sets of doors lead out to two terraces, making al fresco dining easy and enjoyable. A useful utility room off the kitchen houses the boiler. A study and cloak room complete the ground floor accommodation.

Stairs lead up from the entrance hall to the light and airy first floor landing where there are 4 double bedrooms a family bathroom and shower room.
Oil fired radiators supply the heating to this floor.

Outside there is a triple garage with storage and electric car charger point, ample parking and attached to the garage are the old stables which provide good storage/workshops or could be converted to annex/home office STPP. A menage, 2 paddocks with water feed, of approx. 7 acres, barn with 5 loose boxes and gardens plus veggie patch and greenhouse, complete the outside space.

Situation
Woodleigh is an attractive village with a good community and excellent communications to Totnes, Kingsbridge, and the A38 Devon Expressway. The settlement dates back to Norman times and is mentioned in the Domesday Book. It encompasses land designated as being of outstanding natural beauty and is adjacent to the river Avon. Much of the surrounding woodland is owned and managed by the Woodland Trust and therefore offers beautiful river and woodland walks. Within a mile of the property are the popular Avon Mill Garden Centre with deli, cafe, and the Aune Valley Farm Shop with its newly opened Cafe. Also, close by is the village of Loddiswell which has a primary school and shop/post office. Kingsbridge is just over 3 miles to the south and provides a more extensive range of shops, leisure centre with indoor swimming pool, library and schools and churches.
