Description

19, VICTORIA PARK, CASTLE CARY, SOMERSET, BA7 7DG
An impressive property with far more to offer than meets the eye, set within walking distance of Castle Cary
High Street.
The property has spacious accommodation including a sitting room, kitchen dining room, sunroom, family
room/fourth bedroom with en-suite, utility, cloakroom, three double bedrooms and a bathroom.
The property has a fantastic corner plot with a large garden, a detached garage/studio, several stores and
ample secure, gated parking.
Accommodation
19 Victoria Park is a spacious home enjoying a most convenient location, being within walking distance of
the town centre and the railway station. In addition the provision of four double bedrooms is a rarity within
this price point.
Steps lead down through the low maintenance gravel front garden to the front door. On the left hand side as
you enter there is the sitting room which has engineered oak flooring, a brick fireplace with inset wood
burning stove and a front facing window.
The kitchen has a range of units with wood-effect worktops and an integrated fridge, freezer, dishwasher and
mid-level oven and grill. In addition there is plenty of room for a dining table too. At the end of the kitchen a
door leads out to the sunroom which connects back into the sitting room, and also has French doors out to the
garden. Leading off the sunroom, there is a utility room, cloakroom and a store.
Also adjoining the sunroom, there is a family room which is also set up to provide a fourth bedroom. It is
located in the original garage, which has since been converted and now features a high specification en-suite
shower room, mood lighting and a projector.

Upstairs there are three double bedrooms and bathroom with a w/c, basin, and bath. The master bedroom has
built in storage and there is another storage cupboard accessed from the landing. An airing cupboard is
located within the guest room.

Outside
To the left hand side of the property, a large set of secure gates opens onto an expansive parking area, easily
large enough to fit several vehicles. Alongside the gates, there is a pedestrian side gate and at the far end of
the parking area, there is a detached garage which has equal potential to be used as a studio with its
electricity and lighting.

At the rear, there is a generous garden which enjoys a sunny south westerly aspect. Outside the sunroom
there is a patio seating terrace and the rest of the garden is predominantly laid to lawn with further patio and
gravel areas perfectly situated to ensure full sun can be enjoyed throughout the day. The rear garden is fully
enclosed offering privacy and security. Accessed from the terrace, there is a useful garden store.
About the area
Castle Cary is described by Sir Nikolaus Pevsner, the eminent architectural historian, as Somerset's prettiest
town, set in beautiful unspoilt countryside. The town is characterised by period buildings constructed of the
distinctive honey-coloured stone for which the area is well known. It remains a delightful small market town
with several traditional shops and boutiques within the Conservation Area, and a policy of strict planning
control operates to prevent inappropriate development. These shops cater for most everyday needs whilst
Shaftesbury, Glastonbury, Street, Wells, Frome, Wincanton, Sherborne and Yeovil are all close by and
Salisbury, Taunton, Bath and Bristol are within easy driving distance.
“The Newt in Somerset” just outside Castle Cary is home to beautiful countryside walks set on the grounds
of a Georgian country estate. The estate has a Hotel & Spa, Farm shop, restaurants and house & garden
shop.
On the outskirts of Castle Cary is the railway station with its direct line to Paddington and the A303 Road
link is a few miles south. There are excellent state schools in the area - Ansford Academy boasts excellent
exam grades and independent schools include the Sherborne and Bruton schools, Millfield, Wells Cathedral,
Hazelgrove and Port Regis.
