Description
Situated in a rural but not isolated position just 15 minutes’ drive from Tiverton, The Cob Barn is just one of three converted barns overlooking typical Devon countryside with far reaching views as far as Dartmoor.
Set in a courtyard of barn conversions, The Cob Barn is very near to completion. There is plenty of character here, and being offered with No Onward Chain, you don't need to wait for our vendor to find their next home!
From leaving the B3137 Tiverton to Witheridge Road, head towards Puddington and after a mile or so, you will see the turning on the left, signed Weeke Farm. The tree lined drive is rather nice, and you will immediately get the feeling of wide-open rural space. The courtyard opens up, and is attractively block paved, with hard chipped parking areas, with additional parking directly outside the barn.
The entrance porch is spacious enough for kicking off your welly boots, and there is also space and plumbing here for a washing machine and a tumble dryer. You can immediately see that the character has been retained, in what has been a significant re-build of the barn, creating a well-insulated, warm and economic home.
Stairs lead to the first floor, a cloakroom is found just down the hall, and doors open to the living areas. The sitting room is not only a cosy room, with its large fireplace with a wood burning stove, but also light and airy, with a dual aspect, glazed doors to both sides of the room. There are lovely views over the garden to countryside beyond.
The kitchen dining room is a good size, with plenty of space for a dining table, and French doors out to the patio and rear garden. Again, the far-reaching views of Devon countryside can be enjoyed from here. The kitchen is well fitted with plenty of storage and working surfaces, a built-in double oven and hob, and whilst there is not a dishwasher at present, one of the cupboards has been designed to be easily removed so that one can be fitted.
An attractive staircase leads up to the first floor, on the spacious landing is a linen cupboard and doors to the four bedrooms and the bathroom. The bathroom has a separate bath and shower cubicle, and the largest bedroom has an en-suite shower room. Three of the bedrooms are doubles and the fourth is a good single.
There is parking in front of the property, and the oil tank is hidden away behind a wall, which also provides a good spot to keep bins out of sight. A footpath leads around to the back of the property and the level lawned garden is south facing and presently a blank canvas. The garden is a very peaceful spot and just what you need after a hard day at work, to relax and unwind.
A garage is available by separate negotiations.
Services:
Mains electricity and water. Oil fired boiler serving hot water and heating. Septic tank drainage.
There will inevitably be an annual charge or agreement for the maintenance of shared areas and details of this will become available once it has been organised.
