Description
Description
Langtree Cottage is a classic Arts and Crafts style house located in the heart of the popular village of Checkendon and is the first time that the house has ever been offered for sale on the open market. It’s unique features are complimented by a lovely rear garden which has direct access to an additional orchard to the rear. The total plot measures in excess of half an acre, a rarity in such a central location.
Built in c.1907 the Grade II Listed home was designed by famous architect Ormrod Maxwell Ayrton who had worked with Edwin Lutyens. The house was built at considerable expense on the former Heath End Estate, which was then owned by Sir Edward Busk MP. The property is one of most photogenic and photographed house in the centre of Checkendon due to it’s prominent Tudor look and large chimney. It retains original doors, built in dresser and most original fireplaces. The windows, door fittings and ironwork were crafted at The Forge, which would have been the local blacksmith shop just yards away.
Upon entering the hallway leads to two separate reception rooms on the ground floor. Both the living and dining area are generous in size and have many of the original period features including exposed timber framing and leaded windows. The kitchen is the newest part of the house and was previously extended. It has a number of wooden wall and base units and a view of the rear garden. There is also a cloakroom with additional shower. On the first floor are three double bedrooms and a large family bathroom with a shower unit and bath.
Outside
The rear garden is predominantly laid to lawn with a path leading to a greenhouse and shed for garden storage. At the back of the garden is a picket fence with a gate leading to an orchard, vegetable patch and lawn with views over surrounding countryside.
A Granary standing on nine staddle stones remains on the land and was built in c.1790 as part of the Checkendon Court Farm. It is now fully restored as a garden room and is connected to electrical supply. Parking could be created on the land as there is a private right of way via a lane on the left hand side of the adjoining terraced homes.
At the front there is a gated pedestrian access from the high street (opposite the church) with a small picket fence. A front lawned area leads to the front door.
Agents note;
We have been made aware of historic Japanese Knotweed being present, to the land at the rear of the property, approximately 100 yards from the home. A survey is being organised and a National Trust method has been used to eradicate it.
