Description

Gorgeous garden flat alert! As well as the sunny south-east facing garden, your new and chain free pad - which will suit you to a tee - boasts its own front door, side access, and off-street parking (the front garden and wide side area is all demised to the flat).

This is a one bedroom Victorian conversion pad of the oversized variety, measuring in at 691 square feet, with bonus features to boot: including a little home office and an independent utility room (both are windowed).

Further, champion golfer Henry Cotton (1907-1987) used to live in this building - check out that blue plaque!

The location is an ever-popular residential road that's within a short walk of North Cross Road (with its delightful Saturday market), Lordship Lane, Bellenden Road and Rye Lane.

Goose Green and Peckham Rye Park and Common are also close, and East Dulwich Station (Fare Zone 2) is a pleasant 10 minute stroll.

Find the flat on the ground floor of a Victorian bay-fronted detached townhouse. Your own front door is set to the side of the building. In here and first to your left is a cute home office.

Your large reception room sits at the front of the flat - it is over 17 feet by over 13 feet (so plenty of space for both seating and eating zones), with a central feature fireplace and sash windows to the front bay.

Next door is the roomy double bedroom - of over 11 feet by nearly 13 feet.

The hall has a couple of useful fitted cupboards (ticking that all-important storage box!), then before you reach the kitchen you have a smart modern bathroom to your right - with contemporary sanitary ware and fittings and under-basin storage, and a utility room to your left (with plumbing for washing machine).

The independent kitchen at the back of the property is a neat modern fitted affair with open shelving detail. Open your double-glazed back door from here to your notably generous garden. This extends circa 70 feet and has lawned and paved areas.

This flat is extremely well-placed. East Dulwich's leisure centre is blissfully-local for pool, gym and classes. Or you can sign up for Military Fitness on Peckham Rye. There is an organised (and free) park run here every Saturday at 9am as well.

There are two local cinemas to choose from: a Picturehouse one on Lordship Lane, and an independent one on Rye Lane (Peckham Plex - where a ticket is just £5.99).

You are close to two Fare Zone 2 stations - East Dulwich and Peckham Rye; the latter gives you the Overground line links and Thameslink trains in addition to regular London Bridge and Victoria options.

Independent shopping on Lordship Lane is a must. We love Chener Books, SMBS, The Cheese Block, Brothers, Mons, Moxon's and William Rose (butchery). There is a Marks & Spencer Food Hall also.

Local cafes include the lovely one on Peckham Rye itself (Cafe on the Rye), and Cafe G on Peckham Rye (the road).

There is a sweet row of shops close by on East Dulwich Road, including a good chippy, beer shop and even an ice cream parlour.

Local pubs include The Clocktower (under new management), The Gowlett, The Great Exhibition, The EDT, and The Actress and The Bishop(!).

If you are eating out, we recommend locally: KOKUM, Banh Banh, Peckham Bazaar, The Begging Bowl, Artusi, Ganapati, Miss Tapas, Mr Bao and Franklins. For more options, you are close to Nunhead, Camberwell, Dulwich Village and Herne Hill.
