Description
Overview
This detached home is in immaculate condition throughout and offers easy and practical living.
Built in 2013, the estate is neatly tucked away and offers a great balance of being moments from Cribbs Causeway with all its shops and entertainment venues, to having open fields within a few minutes walk.
The lounge is a lovely room as it has a feature bay window to the side, as well as having a window to the front and French doors that open to the rear garden. It's a great size as it runs front to back and there is ample room in here for sofas, chairs etc. Thanks to all the windows it also has loads of natural light.
There is a separate dining room and the kitchen has room for a breakfast bar.
Off the kitchen is a utility room and there is good storage under the stairs.
There is also a WC on this floor.
Upstairs, there are 4 bedrooms, all of which could be classed as double bedrooms, and the main family bathroom.
The master bedroom has an en suite shower room, and this room, along with the fourth bedroom, have windows on 2 walls making these really bright & airy spaces.
The position of the house on the estate is one of the best - to the front you overlook a green area, from the rear you have views over the rooftops to the trees & fields in the distance, plus you are meters away from the play park.
Outside
The back garden is set over 2 levels with a patio directly outside the property. Steps lead down to the main part of the garden and as this is on a lower level, it feels surprisingly private as you aren't overlooked.
There is a gate from the patio that opens to the driveway and the garage. This has light & power and can accommodate a car if needed, or alternatively offers brilliant storage.
The front garden has a lawn and this is bordered by a low level hedge.
Location
Medlar Close is a small enclave of homes built in 2013 on the edge of Cribbs Causeway.
The motorway junction is around half a mile away, as is Wild Place by Bristol Zoo and The Bristol Golf Club.
There is good access into Clifton & the Centre by bus and Westbury on Trym village is just over 2.5 miles away, and the Blaise Castle Estate and woodlands is a similar distance.
For walks literally on your doorstep, there are footpaths through the fields at the bottom of the estate.
We think...
This is a brilliant property for families who want to have a low maintenance and practical home. It's been kept in immaculate condition by the current owner and certainly doesn't feel like it's 12 years old.
The amount of parking is unusual for a property of this age and the feature bay window in the lounge is a lovely focal point - only a handful of properties on the estate have this.
