Description

This deceptively spacious two bedroom cottage occupies a delightful position within the sought after village of Barton-le-Clay, offering a secluded retreat from the road, but still providing convenient access into the heart of the vibrant, bustling centre.

As you approach the home, allocated parking sits to the left, one of which belongs to number 45. Once inside the property itself you’re immediately greeted by the principal reception room, the lounge/diner which commands impressive dimensions, in this case 20’1ft by 11’4ft making for flexible furniture placement and with a staircase leading to the first floor accommodation. To the far end ample space has been afforded for a table and chairs, creating an ideal family/entertaining area. Moving beyond here is the kitchen which has been fitted with a range of base units with wood effect work surfaces over. Space has been made available for several free standing appliances and white tiling has been added to the splashback areas. An inner lobby provides further eye level cupboards with matching work tops, in addition to space for a washing machine and access into the bathroom. This comprises of a panelled bath with shower unit positioned over, low level wc and a wash hand basin set into a vanity unit, whilst the look is finished with modern tiling and a heated towel rail. Completing this level is a conservatory which is of brick and upvc double glazed construction with a polycarbonate roof. French doors open to the rear and offer beautiful views across the garden.

Moving upstairs the first floor landing gives way to all the accommodation on this level, the master bedroom of which nestles to the front elevation and extends to 15’4ft by 11’5ft, benefiting from its own cloakroom which comprises of a low level wc and wash hand basin. This could easily be remodelled, in our opinion, to a full en-suite or alternatively given access from the landing to service the other bedroom under a Jack and Jill arrangement. The second bedroom sits to the rear and is also well proportioned, this time measuring 9’2ft by 8’5ft, enjoying elevated views beyond.

Externally the rear garden is particularly sizeable and has been thoughtfully designed and executed with artificial lawn having been installed, beyond which an extensive shingled area provides an attractive seating area, perfect for relaxing or entertaining. A useful storage shed is tucked to the far end and low level fencing encloses the boundary to either side.

The village of Barton-Le-Clay is a civil parish in the central Bedfordshire district bordering Hertfordshire, situated on the A6 corridor between the major towns of Luton and Bedford, sitting at the foot of the Chiltern Hills, which is an area of outstanding natural beauty. The village offers a variety of commercial facilities to include a local shop, bakers, a number of public houses, restaurants and a Co-Op store. The area operates on a three-tier academic system to include Ramsay Lower, Arnold Middle and Harlington Upper and Sixth Form College. There is also a local pick-up point for the Bedford Harpur Trust schools. Leisure facilities include Barton playing fields, Barton Rovers FC and immediate access on to the Chilterns with a number of designated hiking routes. Mainline services for the commuter depart from the Harlington or Flitwick platforms, with a direct route into London St Pancras taking approximately 35 and 40 minutes respectively. The M1 motorway J12 is approximately a 20-minute drive from the village, whereas Luton Airport operates both domestic and international flights and is around a 25-minute drive.
