Overview. We have fallen in love with this wonderful Edwardian family home that sits on a quiet country lane in Lindfield. There are many features for a buyer to get excited about with the flexible space and layout being a key factor. The layout over three floors provide four bedrooms and excellent entertaining space. View to the east towards Sheffield Park and the Ashdown Forest in one direction, and westerly in another direction is another great feature.
The flow of the ground floor works really well, the addition of the entrance hall is the perfect spot for muddy boats and jackets. The sitting room is located to the front and as soon as you walk into the room your eyes are drawn towards the feature open fire. When the fire is roaring, it is the perfect room to relax in. The double aspect dining room and kitchen work really well together, with the stripped wood floor providing that character touch. There is ample space for a dining table and flows into the kitchen. In here you'll find plenty of work surface prep area, a range style cooker, fridge freezer and an integrated dishwasher. There is a view and a door leading to the side patio and access into the utility room. The utility room is the ideal spot to hide all of the washing and additional appliances. There is also access to the garden and a cloakroom.
On the first floor you'll find the large main bedroom to the front. This is a great room with views over the fields to the east which are pretty impressive. There is also a really useful storage cupboard and space for a large free standing wardrobe. Elsewhere on the first floor are bedrooms three and four, along with the family bathroom. Stairs rise to the second floor and bedroom two. Whilst this bedroom is slightly smaller than the main bedroom, it does have the benefit of an en-suite and excellent storage. The views are equally as impressive as the bedroom below. We think the garden works really well and has the benefit of a favoured south/westerly aspect and therefore benefits from sunlight throughout the day. Careful thought has been given to the position of the decking and garden table which perfectly captures the evening as the sun sets. To the side of the house is a wide pathway which is the perfect spot for bins and storing logs. To the front the newly laid brick drive can accommodate up to three cars.

Location. For those looking for that countryside feel but still within walking distance of the village, Lyoth Lane could be the perfect spot. On your doorstep is The Snowdrop pub, a firm favourite with many in Mid-Sussex and certainly with ramblers, who you can often see up and down Lyoth Lane. Elsewhere in the village there are some great places to eat; we also really like the Witch Inn or The Bent Arms. For an evening meal you can't go wrong at the Limes Restaurant or Tamasha curry house. Lindfield Coffee Works, tucked away on Alma Road off the High Street is our go to place for coffee, whilst the newly opened The Black Duck. Lindfield Common is a great spot to watch the world go by; cricket at the weekends in the summer or football in the winter. It is also the home of the bowls club. And on a Thursday evening at the top of the common, you can't beat the Pizza van!
For schools, both highly regarded Blackthorns Primary and Lindfield Primary are within walking distance. Follow Lyoth Lane in a northerly direction and it meets Gravely Lane, whilst a pathway brings you out closer to Lewes Road. You can walk to Lindfield primary school in approximately 20 minutes, so too for Oathall Community College. There are great places to get out and explore from Lindfield, National Trust facilities are located locally at Wakehurst Place and Nymans Gardens, with Sheffield Park less than 15 minutes by road. A short drive takes you to Haywards Heath mainline station where trains to London Bridge and London Victoria are from 47 minutes. Brighton to the south, can be reached in 20 minutes. Brighton can be found 15 miles to the south, whilst a short drive north takes you to Crawley, London Gatwick and the A/M23.
