This Grade II listed cottage has well proportioned rooms and a wealth of exposed wall and ceiling timbers. The lowest beam on the ground floor is 1.9 metres and 1.84 metres on the first floor, where the doorways are low.
On entering the cottage there is a good sized hallway with low rise stairs to a fully galleried landing. There is a cloakroom off the hall (in which is also plumbing for the washing machine). Access to the CELLAR which comprises two rooms, fully dry. The Sitting Room is the entire width of the cottage; an elegant room with a double aspect and an attractive fireplace housing a wood burning stove. The Dining Room can seat a good table for twelve and has built in crockery cupboards and a window to the front. The Kitchen/Breakfast Room is fitted with wooden country-style cupboards and drawers including a larder cupboard. There is an electric Aga, alongside which is an induction hob. The window above the sink unit overlooks the garden and below is space for a dishwasher. A door leads out to the Conservatory which runs along the back of the house with another door off the sitting room and into the garden.
The first floor galleried landing is a lovely feature, light and spacious with interesting ceiling beams and a built-in linen cupboard. There are two large double bedrooms at the front of the house, both with built-in wardrobes. One has a triple aspect and the other a door through to a walk-in storage cupboard which has access to the loft space through a small, high door. There is a smaller double bedroom to the rear with an en suite bathroom and another which is currently used as a study. The family bathroom has both a large walk-in shower and bath, w.c., and wash basin.

SERVICES: Mains Gas central heating with a combination boiler, mains water and drainage. Secondary glazing to the windows. Tax Band G.

OUTSIDE: To the right of the cottage are double wooden gates, opening to the car port providing parking for one car. Directly behind is an area which could be used to extend the parking for the cottage without being detrimental to the garden. Balance, proportion, unity, rhythm, and focal points are all elements that contribute to this landscaped and level garden. Each 'room' has a different aspect and design. There are raised vegetable beds, fruit cages, two greenhouses, a large shed and brick log store.

Burwash is one of the most sought after villages in East Sussex. The High Street consists of mainly period properties, lined with Lime trees. There is a good local community, supporting local shops and pubs with a doctor's surgery, church and primary school. There is a regular bus service to the nearby town of Heathfield, on to Tunbridge Wells and Eastbourne. The bus also goes to Etchingham Station. There are two main line stations, the second is at Stonegate and both are less than a ten minute drive away. Heathfield is about eight miles distant and offers a very good selection of High Street shops, Waitrose, Sainsbury's and Co-Op supermarkets as well as a range of other amenities and social clubs.

Directions: At the eastern end of the High Street is the church. A little way along the High Street, into the village, the house will be found on the right hand side.
