Description

Beautiful former manse in a peaceful village setting

Description

Kirkside stands as the original manse house for Freuchie Parish Church, boasting a rich history dating back to the late 19th century. Nestled serenely in the centre of the village, this Victorian gem enjoys a tranquil setting, set back from the High Street, and enveloped by picturesque front and rear gardens that offer ample privacy.

On the ground floor, two traditionally proportioned rooms greet you upon entering, overlooking the delightful front garden. The dining room features a cosy log burning stove, while the sitting room boasts a gas fireplace and windows offering views to the north and south. Both spaces are adorned with ornate plasterwork and functional window shutters, adding to the home's character.

The kitchen, situated at the rear, opens onto the south facing garden and is equipped with units and integrated appliances, flowing into the breakfast room, a hub of activity, with its own log burning stove set in a traditional stone surround. A back corridor leads to the utility room, complete with plumbing for laundry appliances, a boiler cupboard, and a separate, ground floor WC.

Ascending the staircase from the main entrance hall, the first floor unveils a layout designed for comfort and practicality. The first floor has five bedrooms, including the principal bedroom with fitted wardrobes and an en suite shower room. Sweeping views of Fife's farmland can be admired from the south facing bedroom, while a further shower room caters to convenience.

The first floor is approached by a staircase leading up from the main entrance hall. The staircase splits at a halfway point and the off-shoot leads to a double bedroom and bathroom passing the east facing stained glass window. At the top of the stairs is a landing, off which the remaining four bedrooms sit. The principal bedroom overlooks the front garden and has fitted wardrobes and an en suite shower room. From the west facing bedroom, a stunning view of the Lomond Hills Regional Park. There is a further shower room with a toilet.

Externally, Kirkside boasts two enchanting fully enclosed gardens—one to the south and the other to the north—offering seclusion and tranquillity. A private drive, adorned with stone pillars and a white painted wooden gate, leads from Freuchie High Street to the front of the house, where ample parking is available. It then continues past the house to a larger parking area and the garage at the rear of the house. Here there is another wooden gate set in the stone wall which leads onto Muir Road.

The front garden is lawned to either side of the drive, and surrounded by well stocked borders and flowerbeds containing a variety of trees and shrubs. The rear garden is equally attractive and private, with an abundance of greenery and foliage including apple, plum, cherry, pear and kiwi trees.

There is a flagstone patio area overlooking the garden immediately outside the kitchen at the back, providing a lovely south facing spot for outdoor entertaining. The garage sits within the private gravelled parking area, and has a bin store area tucked away to the side. Uniquely and just over the garden's south boundary wall is a community park, home to the 1985 National Village Cup champions, Freuchie Cricket Club.

Location

Freuchie is a country village situated in the heart of Fife with excellent road and rail links, providing good commuting options to Edinburgh, Dundee and Perth. The train station at nearby Ladybank (about 2.5 miles) has regular direct services into Dundee, Perth and Edinburgh and Edinburgh Gateway, the new railway station which links directly with the tram to provide a swift link to Edinburgh Airport. The village offers local services including a primary school (situated immediately to the west of Freuchie Parish Church), a convenience store with Post Office, the local Albert Tavern, and The Lomond Hills Hotel with bar, restaurant and leisure centre. Immediately to the south of Kirkside is a large community park which is where the village cricket (formed in 1908) and bowling clubs are located.

The nearby market town of Cupar (8 miles) is a vibrant community with good local services and amenities including supermarkets, independent retailers, professional services, restaurants and sports facilities including a leisure centre which has a swimming pool. There is a particularly good parkland golf course at Ladybank which is one of the select few used for qualifying for The Open Championship. There are also popular cricket clubs in Freuchie and Cupar, and The Howe of Fife Rugby Club caters for adults and children. Freuchie Primary School is a short walk away, and feeds Bell Baxter High School in Cupar. Freuchie is also well placed for a choice of private schooling: The High School of Dundee, St Leonard’s in St Andrews and Kilgraston and Strathallan just south of Perth, are all less than 20 miles away.

St Andrews lies 18 miles to the east. It is well known for its university and also world renowned as the home of golf, being the seat of the Royal and Ancient Golf Club and the Old Course, arguably the most famous golf course in the world. The city of Dundee, home of the new V&A Museum, also has two highly regarded universities: The University of Dundee and Abertay University, and an airport with direct flights to London Heathrow.
