Description

Delightful period property in rural setting with outbuildings and land.

Description

Frogs Hall is a traditional 16th C timber-framed four bed Hall House with three/four reception rooms and three spacious outbuildings, offering the huge potential to be developed, subject to the necessary consents being obtained, as a large family home on the outskirts of one of the best-served historic centres in England.

The construction is of a timber frame and plastered under a tiled roof. The later additions include a 18th-19th century cross wing and square ridge chimney stack. The property has been well maintained over the years and offers a wealth of original features including fine exposed timbers and an inglenook fireplace with wood burning stove in the sitting room.

The property is laid out over two floors and provides light and airy accommodation. The ground floor accommodation affords a spacious entrance hall which leads through to the well proportioned drawing room with an open fireplace, dual aspect and delightful views over the stunning gardens as well as French doors out to the terrace. The dining room lies at the rear of the property providing another reception room with fantastic exposed timbers. The kitchen/breakfast room is very much the heart of the house benefitting from a Redfyre range cooker and base units and opens out into the sitting room. The utility is off the kitchen.

The first floor has a principal bedroom with en suite bath/shower room and a further four bedrooms and family bathroom.

Outside
The property is approached across a gravel driveway which offers ample parking for numerous vehicles. The garden are a a real feature of the property mainly laid to lawn and enclosed by fenced boundaries with established beds & trees and a terrace behind the house, perfect for al fresco dining. Through the outbuildings arch lies a private courtyard area with double wooden gates giving access to Frogs Hall Road.

The range of outbuildings lie to the east of the house and consist of a garage, large games room, store and two stables. The first floor is currently used as a store room. To one side of the outbuildings lies the wood store. These buildings offer enormous potential to convert in to an annexe, further accommodation or office space subject to the necessary consents being obtained.

Historical Note: A grade II listed farmstead and Manor House, within the estate once held by the Bacon family (as stewards for the Earls of Oxford and for Richard III, when Lords of the Manor of Lavenham). Part of the Netherhall, "mesne of the Lords of the Manor of Netherhall" (as mentioned in the Domesday Book), with signs that it was used as a Parliamentarian army camp for Cromwell's artillery in the run up to the siege of Colchester.

Location

Frogs Hall sits on the north boundary of Lavenham, one of the most prized locations in England and once the second wealthiest town in the country, with its literary links to Shakespeare, Chaucer and Harry Potter. The Hall is surrounded by woodlands and open fields with a ford and river, yet is just a short walk from local shops, restaurants, pubs, a magnificent church, over 300 listed buildings, tennis, football and cricket clubs, a school, library, dentists and GP surgery.

There are numerous associations and clubs, remarkable for a village of its size. There is easy access onto the A134 with quick links to the cathedral town of Bury St Edmunds and access to the A14 with the market town of Sudbury to the south. The latter has fast services through to Marks Tey with connections to London’s Liverpool Street, putting the City only 45 minutes away. Further to the south lies the historic village of Long Melford offering further facilities on a par with Lavenham. The property is well serviced with nearby footpaths and bridleways, offering great dog walking and horse riding.
