We have loved our time at 10 Grovelands Road, welcoming our friends, grown-up children, our fast-maturing grandchildren and many more. The house and garden have been ideal for all our ‘gatherings’ to celebrate birthdays, anniversaries, Christmas and so much more. The house is welcoming and everyone comments on the warm ‘feel’ of the house. Grovelands Road is a lovely tree-lined road which is very quiet.  Our neighbours are a friendly lot and we have hosted many pre-Christmas gatherings to catch up and share our news, but we are all quite busy so it’s a lovely time of the year. A great bonus for us has been the development of several SANGS (Suitable Alternative Natural Green Spaces) in the locality which has developed paths for walking, running & dog walking.  Walking from the house on footpaths and through fields is now possible without traffic noise.  Bliss! Spencer’s Wood and Shinfield are growing Communities and more facilities are being developed all the time—new Sports facilities and Community Repair Café, Farmers Market and lively Coffee Shop and Library in Shinfield.  Our proximity to the M4 allows great transport links and together with an improving bus service we are well placed for commuting. We are really sorry to be leaving our great home but it’s time for us to down-size, and maybe put our feet up a bit more? There is still enormous potential here and if we were younger we would relish the prospect of further developing this wonderful plot and location… over to the new buyers and we wish them the sort of happiness that we have enjoyed.

This is a very good-looking home, and one we're honored to be selling! Firstly there are gates to the front, a lovely big driveway for multiple cars, a double garage, and a pretty front garden. Upstairs has four proper double bedrooms with a four piece en-suite & fitted wardrobes to the main bedroom, and a nice family bathrooms all positioned off a spacious and bright landing. Downstairs is where it's seriously impressive however - you're welcomed into a vast entrance hall and to the right is a bay-fronted living room with a wood burner. There's a second bay-fronted reception room, currently being used as an office, that would make the perfect play room, and then at the back of the house, you'll find a kitchen/dining/family room spanning the full width and opening into the gardens. Beyond that, there's the garden room with a lantern roof and views over and across the gardens. You've also got a utility room, downstairs loo, and two garages - there's room to extend into or over these (subject to the usual planning permissions) and with a plot just shy of 0.25 acres, there's plenty of room and gardens to do so.

Grovelands Road is such a nice spot, full of individual detached homes with so much space around them. Spencers Wood has the best of both worlds, semi-rural yet still benefitting from easy access into Reading and even London quickly from here as junction 11 of the M4 is only a few minutes drive away. Just a short walk away from the property you have Dobbies Garden Centre, where there is an M&S, a butchers, cafe and soon to be their largest food court. Further up the road will take you into Shinfield Village, offering further amenities including a post office, pubs, Co-Op, the popular Robyn's Nest Cafe and bus links into Wokingham and Reading towns. Spencers Wood also offers some great local amenities, with a brilliant bakery and the village hall now holding a monthly farmers market. Let's not forget all the awesome local green space you have close by to enjoy, including lovely Clare Green fields just a minutes walk away and also Langley Mead Nature Reserve not too far either, both perfect for dog walks.
