Description
Brickworks Says - Clearly cherished, this is a home with much to love and many possibilities. Having Edwardian bones means comfortable proportions. The living room, with a working fireplace, beckons you to kick back, and the easy flow of the open-plan living space spilling into the mint green shaker-style kitchen is made for getting sociable. A pared-back aesthetic allows the original character to shine, such as the fireplaces and picture rails. Beyond the handy conservatory space lies a sizeable garden, ideal for green-fingers and large enough to borrow some should you wish to extend.
Upstairs are two larger bedrooms, both with an abundance of built-in storage for keeping things ship shape, and a smaller, perfectly formed bedroom. Plenty of warming natural wood is on show, while the bathroom, although contemporary, blends in seamlessly thanks to the period-style sink and towel rail. But it's not just the interior that's a joy in this house. Sitting atop a hill, the home enjoys an elevated position that means it is drenched in afternoon light and overlooks the expanse of south-east London.
Part of the historical Corbett Estate, Torridon Road sits betwixt the village feel of Hither Green, where you're sorted for Sunday Roasts at The Station Hotel, and on-the-up Catford, with its independent cinema and monthly food market. Green spaces are also a big tick, with wooded Forster Park providing ample opportunities for a stomp, a run or a kick about, or take in the views with a coffee from the cafe at Mountsfield Park.
The Owners Say - Although it's time for us to move to something a bit bigger, there are many things we'll miss about the house. Upstairs, the beautiful views that you don't get in other homes, you can even see the Horniman Museum. We noted during our first viewing the lovely flow of light and left convinced this was the house for us.
We have loved the mature garden and the big sycamore tree. While it's hard to tell in winter, there are lilacs and wine vines. The house still has its front garden, where we have grown vegetables over the years, with beans and pumpkins particularly successful. Being at the end of the terrace, the side gate is very practical for gardening, building work, and bikes.
Points To Consider - Energy Performance Certificate (EPC):
Current Energy Rating D. Potential Energy Rating B.
Council Tax:
The property falls into Band C (£1,920 in 2024/25) in the borough of Lewisham.
Utilities:
Monthly costs are approximately £55 for electricity, £80 for gas, and £30 for water. These figures naturally change seasonally.
Recent work:
The current owners have recently upgraded the sash windows and rebuilt the lean-to.
Getting around:
Take a stroll to nearby Hither Green or Catford and Catford Bridge stations for national rail services directly into London Bridge or Victoria or the Thameslink across town. Alternatively, pick up one of the bus routes that stop close to the house and will take you into the city.
Schools:
Torridon Road Primary and Sandhurst Primary are both highly regarded.
Onward plans:
The owners are upsizing locally and have already had an offer accepted on a chain-free home.
