Description

Immaculate interiors define this beautiful three-bedroom house on Camden Mews. Every inch of space has been cleverly used: open-plan living spaces flow effortlessly into one another, while a studio sits separately but in harmony with the home as a whole. Roof terraces extend from two of the upstairs bedrooms and have atmospheric views across the area's stock of period architecture. Camden Mews occupies a peaceful spot close to the liveliness of Camden and the brilliance of Kentish Town.

The Mews

One of London's most architecturally intriguing streets, Camden Mews demonstrates a variety of building styles. Much of it was constructed in the 1840s, when it was used as a coach house and stables for the larger houses surrounding Camden Square and Cliff Road. In the 20th century it became a popular spot for artists and architects, who set up studios on the street. Several architects built homes on the street, including Edward 'Ted' Cullingham and Tom Kay. Today it lies within the Camden Square Conservation Area.

Uniquely, this house has retained its impressive stucco-fronted façade, now painted an attractive mink shade. A series of immaculately realised spaces have been designed with convenience in mind. Creativity is elemental to the house: a spacious ground-floor studio has served as a wedding dress atelier and as a painting space in recent years. There are also architectural plans provided for a loft conversion; more information can be provided on request.

The Tour

Despite its convenient location, Camden Mews is exceedingly peaceful. This house sits roughly halfway down, with entry via a glazed arch door. From here are the open-plan living spaces, where butt-and-bead panels washed with 'Portland Stone' by Little Greene line the walls. The original concrete floors remain here and are warm in the winter and cooling in the summer.

The space is wonderfully flexible; presently, a dining table sits in front of a charming arched window at the front, with the sitting area behind. Neat charcoal-coloured cast-iron radiators have been fitted here and throughout.

Adjacent is the kitchen, which receives plenty of brightness from a deep-cut roof light above. White units with a quartz countertop are arranged in a U-shape, with space for a range cooker to be placed centrally. Hung cabinets provide additional shelf space above a sleek metro-tiled splash-back.

A studio completes the ground-floor plan. Currently used as a gym and utility room, it has served a range of purposes throughout its life. Almost wall-to-wall-wide folding doors open the space to the mews and there is plenty of storage space in built-in cupboards and shelves hiding space for a washer and dryer.

Sculptural in its own right, the staircase that ascends to the first floor is fitted with a sisal runner. All three of the bedrooms are upstairs and are of similar proportions. Each is finished in a gentle neutral hue, with white-painted floorboards underfoot.

The principal bedroom has a smart en suite shower room along with built-in wardrobes. It shares access to a roof terrace with the second bedroom, which also has access to an additional mews-facing balcony. The third bedroom is serenely lit by twin arched sash windows that capture views over the street outside.

A smart shower room branches off the first-floor landing and has walls clad in large format olive green onyx tiles.

Outdoor Space

The house's two first-floor terraces have tranquil characters: one overlooks the mews, while the other faces out across the area's impressive Victorian architecture has wonderful wisteria providing shade and colour in warmer months. Both have space for chairs and for some artfully potted plants.

The Area

Camden Mews is wonderfully positioned for some of the best of north London. Neighbouring Brecknock Road is home to many independent food stores including Bumblebee Natural Foods, Salvino an Italian deli and Bread by Bike for its award-winning sourdough. There are some brilliant pubs nearby, including pubs The Lord Stanley and The Rose and Crown, as well as the wonderful small plates and wine spot, Half Cut Market.

Kentish Town is nearby and is home to the likes of Kentish Town Stores, The Parakeet and The Pineapple; we've written more about our recommendations in the area in our Journal.

King's Cross is also within easy reach. Coal Drops Yard and Granary Square are favourites here, with outposts of Caravan Coffee Roasters, Waitrose, Dishoom and audiophile bar Spiritland. The Regent's Canal runs adjacent and provides a delightful walk towards Angel and on to Broadway Market and Victoria Park.

Hampstead Heath and Regent's Park are both around a 30-minute walk away. Caledonian Park is even closer to Camden Mews and is home to an impressive Grade II*-listed clocktower that stands as the major remaining element of the Metropolitan Cattle Market, built to replace Smithfield in 1855. Today, the park presents wide open lawns with excellent picnicking prospects.

Camden Mews is close to a number of schools, including the renowned state-run Camden School for Girls. Local private options include The Collège Français Bilingue de Londres which teaches the French curriculum.

The house is near equidistant from stations at Camden Town (Northern line), Kentish Town (Northern line) and Caledonian Road (Piccadilly line). Camden Road station is a 13-minute walk away, and there are additional Overground services from Kentish Town West and Caledonian Road and Barnsbury stations. The area is also exceptionally well-served by bus connections.
