Description

THE AGENT SAYS...
30 Bower Hinton is a traditional hamstone cottage, characteristic of the area, with great room sizes. The farmhouse style kitchen and charming garden are standout features. The property is presented in excellent decorative order and ready to move into and enjoy.

THE PROPERTY
The front door opens into an enclosed internal porch that provides useful storage and protects the cottage from the elements. This opens into the cosy sitting room which has great proportions and features coving, picture rails and an attractive wood burning stove.

At the rear is the farmhouse style kitchen which is well designed and makes excellent use of the space available. The room comfortably accommodates a family dining table and American fridge-freezer, and the area under the stairs has been cleverly used as a utility zone with a tumble drier, base units and worktop with shelves above.

The kitchen itself comprises a range of cream shaker-style fitted units topped with oak worktop and set off by colourful tiling. There is a tall double larder cupboard, induction hob and built-under oven, and space and plumbing for a washing machine and tumble drier. The stone of the cottage has been exposed in the window reveal as an attractive feature. Off the kitchen is a rear hall which gives access to the bathroom and out to the rear garden.

On the first floor there are three bedrooms - two doubles and a small single (currently used as an office). The master bedroom is a good size with plenty of room for furnishings. The second bedroom has a charming cast iron fireplace and picture rail.

OUTSIDE
The lovely rear garden is slightly elevated with a few steps up from the house. Laid to lawn with planted borders, the garden is enclosed by a hamstone wall to one side and fence panels on the other. Nearest the house is a paved dining area with timber trellis and balustrade. The lawn is divided by an attractive rose arch and at the end of the garden are 2 useful stores built of stone.

SURROUNDING AREA
Bower Hinton is a popular village with properties largely constructed of local hamstone. The village has a pub, hotel, excellent farm shop/cafe and easy access onto the A303 London to Exeter trunk road. It is adjacent to the larger village of Martock which has a good range of shopping, leisure and educational amenities. The regional towns of Yeovil and Taunton are within easy reach & have comprehensive facilities as well as mainline railway links.

SERVICES
Mains water, drainage and electricity. Gas-fired central heating (combi boiler) with radiators.
