When you're searching for a new home, you get an idea in your mind of what exactly it is you want:-

A good location!
A nice quiet road or Cul-de-Sac if possible!
Generous sized rooms!
Preferably in good condition and in colours that you also like, minimum work to move in!
A stylish modern kitchen!
Space to eat food in with friends and family and not on that darn lap-tray you've been using for years!!
A generous private garden would be nice!
Ample parking would be a bonus and a garage!
Oh and if you could walk to a major Supermarket in under 3 minutes or Mold Town Centre in just a few more...then that would be the icing on the cake!!!

Well, make sure your pen is full of ink ready to start ticking off that list because, 13 Bron Y Nant has all of this....I'm not lying, honest!

As you turn into Bron Y Nant the first thing you notice is what a beautifully kept Cul-de-Sac it is. You know sometimes there's always someone letting the side down, but not here. It's quiet and central, two things you very rarely see going hand in hand.

No. 13, lucky for you, has a long driveway providing ample parking and if this isn't enough, then you must be a car salesman or woman! If you do require more, then there's a large patch of grass to the right of the driveway and also at the front, which also belongs to this home. This is just waiting for some crushed shingle/tarmac so that it can be used for more parking, if you really need more!

At the top of the drive is an internal garage which, if you apply for planning, could be used for more internal space if you want, or just use it as everyone else does these days, storage / dumping ground!

A gate leads you onto a path to the rear garden, but we'll come to that later on.

A uPVC front door opens into the hallway which is kept nice and bright thanks to the panel glass in the door and to the side. It's a large space that welcomes you inside, with a stunning staircase rising to the first floor. This staircase has had some money spent on it, with its solid Oak banister with stylish glass filler. There's a large understairs cupboard for all the things we need, but don't want anyone to see.....no not the In-Laws!

Stylish wood effect flooring leads us from the hallway and continues into the first room, which really has no name as it offers a multitude of uses, depending on what you want? It's a very spacious double bedroom, office, playroom, games room etc....with a large window offering views over the front aspect and down into the Cul-de-Sac.

The next room we come to at the end of the hallway is the lounge, and what a fabulous lounge this is.

As we step through the wooden glass panelled door, the rooms are fitted with luxurious carpets in a neutral colour, there's a feature real flame effect gas fireplace providing a lovely glow to sit back and relax, whilst watching Love Island play out on TV - other shows are available! This a very generous sized room and can accommodate all sorts of large furniture, as well as accompanying many other pieces.

An open square arch, if there is such a thing, leads us through into a generous sized dining area. Here, there is enough space for a full sized table with six or even eight seats that can accommodate a dinner party nicely, without feeling on top of each other. A set of Bi-Fold doors open up to let the outside come in, regardless of the weather.

From the lounge, another wooden glass panelled door opens up into the kitchen / breakfast room. This can easily accommodate a small table and chairs if required, but when you have the setup that you have right outside your kitchen, is there any need.....all depends on you, but isn't it nice to have the choice? Stylish glossy units adorn the floors and walls, with low level lighting running just above the skirting as well as the wall units, this is a dream kitchen.

There are plenty of work surfaces running along three walls for food preparation, as well as places to house all those 21st century gadgets that we've become so used to....air fryer, coffee machines etc! A large window offers views over the large, private rear garden.

Stepping outside from the kitchen door, we walk onto a generous area of tarmac that leads to the gate taking us to the front, or the rear garden. Outside the Bi-fold doors at the rear of the dining area, is a raised area of decking enclosed by a 'chocolate box garden' picket fence. Not sure why this is here, but it does make a nice separation from the garden, which is half grass and half patio.

The whole garden is bordered with a large wooden fence that looks in very good nick.....although very windy today, I hope I'm not eating my words next week - and if it is still up, then that's testament to the man or woman's work who put it up! The garden is totally private, so if nude sunbathing is something you do, I'll warn the neighbours.

You do have the option to increase the downstairs space by going into the garage. Now, before you going knocking walls down, consider this: please talk to a professional builder and also the local council first, just to see how viable this is. If you can, a doorway could be installed either at the foot of the staircase or from the rear wall in the kitchen - so if you need 4 beds, or more living space, options are there.

Back inside and up the beautiful staircase (it really is nice), we come to a small inner landing with three doors.

If we take the first door on out left, before we work our way clockwise, we come to the second bedroom.

This is a large, dual aspect, double bedroom that offers two floor types, one is carpet and the other wood effect. The side with the wood effect has a large built in wardrobe, and the whole room offers space for all the other bedroom accessories required, without making it feel cramped.

In the middle of the inner hall is a door into the family bathroom.

This has been recently fitted with a range of modern stylish accompaniments, or the usual suspects that you'd expect to find in here... a P-shaped bath with a large hand held shower attachment above and a folding glass screen, to help keep the floors dry. There's a pedestal sink with an added vanity unit below for handy storage and of course, let's not forget the toilet. It's all been pretty much tiled from floor to ceiling, there's a radiator in here to keep you nice and toasty and a Velux window to bring lots of light in.

The final room we come to in this home, is the main bedroom. As main bedrooms go in three bedroom semi-detached houses, this is a pretty decent one. It's large enough for a double bed, a range of bespoke fitted wardrobes that fill the length of one wall and filter around into a large recess. A window looks out over the front aspect of the home and again keeps the light levels high in the day.

There is potential to extend into the garage** if you really don't want to park a car in there. The rear garden offers enough space to do all you want in and it's private, you can walk to Tesco in under 3 minutes as well as the vibrant Mold Town Centre in a few more.....what more are you looking for if this doesn't have it.....oh and at a price you can afford, and one you can afford not to miss!
