Description

A Rare and Remarkable Home of Historic Character and Modern Comfort

If you’re seeking a substantial family home with period charm, generous gardens, flexible accommodation, and a friendly village setting—all within easy reach of the city, coast, and countryside—look no further.

Welcome to The Maltings, a truly exceptional Georgian residence nestled in the heart of Abberton village, just under five miles south of Colchester city centre, and a short drive to Colchester North Station and the stunning seafront at Mersea Island.

This landmark property offers a rare blend of historic character and modern convenience, having undergone a no-expense-spared renovation in recent years. The result is a home of immense style and substance, approaching 4,700 sq ft of beautifully presented living space, plus a detached two-bedroom cottage—perfect as an annexe for multi-generational living, or as a high-potential rental or Airbnb opportunity.

A Home Steeped in History

Believed to be the oldest surviving house in Abberton, The Maltings dates back to the late 1500s. Its name hints at its past as a local brewery, and records show that the property supplied the nearby Lion Inn with beer well into the 19th century. The stunning Georgian façade, five-sash window frontage, and wealth of original features are a testament to its rich heritage.

Stylish Living Across an Expansive Layout

Step inside and you’ll find an elegant arrangement of reception rooms—including two main living rooms, a games room, and an office—all showcasing exposed brickwork, original beams, and working fireplaces. Thoughtful design allows for flexible use, including the potential creation of a self-contained ground floor apartment.

To the rear, former outbuildings have been transformed into a show-stopping kitchen and dining space, complete with vaulted ceilings, underfloor heating, and high-spec finishes. A hidden door reveals a bespoke cinema/media room, and adjacent structures house a private gym and plant room for the heated outdoor swimming pool.

Luxury Bedrooms & Elegant Bathrooms

The first floor is home to five beautifully appointed bedrooms. The principal suite features panelled walls, a luxurious en-suite with freestanding bath and separate shower, and a fully fitted walk-in dressing room. Another standout bedroom boasts a vaulted ceiling and original crown beam, while a further en-suite and family bathroom complete the upper accommodation.

Maltings Cottage – Independent Living or Investment Opportunity

Separate from the main house, Maltings Cottage offers fully self-contained two-bedroom accommodation, complete with its own private driveway and access. Formerly an office for the brewery, the cottage has been extended and thoughtfully modernised, providing living and dining space, a double and single bedroom, a breakfast kitchen, and a stylish shower room.

Idyllic Grounds & Village Life

Set on a generous 0.8-acre plot, the home sits well back from the road, approached via a sweeping shingle drive with ample off-street parking. The surrounding mature gardens provide year-round enjoyment, while the raised decked terrace and pool area offer the perfect setting for summer parties, barbeques, or quiet evenings under the stars.
Despite its central village location, the property enjoys a strong sense of privacy. The village itself is welcoming and well-connected, with open countryside on your doorstep for walking, cycling, and nature watching.
