Description

Well-presented, five-bedroom detached country house, sitting in an elevated position enjoying uninterrupted views to Loch Broom, in a sought-after location, enjoying direct shore access, in the coastal village of Ullapool

Rivendell is a well-presented Edwardian property, originally built in 1936 by a local Architect. The property offers spacious and comfortable accommodation and retains its traditional charm. The property has been tastefully decorated. It has oil-fired central heating and is fully double glazed.

A block paved driveway leads from the road to an entrance vestibule which has a tiled floor. A step leads up to a cloakroom which has a WC and wash hand basin.

A half-glazed door leads to the hallway. To the left of the hall is the study/bedroom five which has a window to the rear overlooking the garden. There is a fireplace with tiled surround and wooden mantle. It has an ensuite shower room with WC, wash hand basin and corner shower with mains shower over.

A door leads from the hallway to the kitchen which has a good range of wooden units with marble effect worksurface and also a large pantry and a cupboard housing the hot water tank. There is a Rangemaster double electric oven with grill and five ring gas hob, two upright fridge freezers and a Bosch dishwasher.

A glazed door leads to the utility room which has further storage units and a washing machine. A Belfast sink sits below a window which overlooks the garden to Loch Broom. There is a UPVC door to the side garden.

Returning to the hall. The spacious sitting room overlooks Loch Broom and has an open fire on a marble hearth with decorative surround and wooden mantle. A large patio door opens to the garden and enjoys lovely open views to the water.

The dining room also sits to the front of the property and has dual aspect windows to the front and side giving lots of natural light. Again, it has lovely views to Loch Broom across the gardens.

A staircase rises from the hallway to the first floor landing. Bedrooms one and two sit to the left of the landing and enjoy garden views. Both have single built-in wardrobes and wash hand basins.

The family bathroom has a three-piece suite including WC, bidet, wash hand basin and whirlpool bath. At the end of the landing is a box room which has built-in cupboards offering plenty of additional storage.

To the right of the landing is a linen/storage cupboard and a shower room which has a WC, wash hand basin and corner shower. It is fully tiled. Loft access is via a ceiling trap door in the corridor.

Bedroom three - the master bedroom - has windows overlooking the gardens enjoying fabulous views to Loch Broom. It has a built-in double wardrobe and an en-suite shower room with WC, wash hand basin and shower cubicle. It is fully tiled.

Bedroom four again enjoys the open views and has an internal en-suite shower room with WC, wash hand basin and corner shower cubicle. A door leads to a balcony from which to enjoy views up Loch Broom over the gardens.

From the landing, a door leads to a wooden staircase to the attic which has two Velux windows and is currently used as a games room/office. There is a small access door to the roof space which offers room for storage.

External
Rivendell House sits in beautifully tended garden grounds. A block paved driveway leads to a parking area for several vehicles. The block paved area continues around the property.

The garden grounds are beautifully landscaped and planted with delightful specimen plants and bushes. There is a wildlife pond which attracts a variety of wildlife and birds. The garden grounds slope down the shores of Loch Broom which can be accessed by a grass track. There is a gate providing access to the shore.

To the side of the property is a garage, workshop and further store and there is also a wood store and greenhouse in the garden.

Rivendell is situated in an elevated position, overlooking Loch Broom on the periphery of Ullapool yet within easy walking distance of the centre and available facilities.

Ullapool is the main town of Wester Ross with excellent primary and secondary schools, a supermarket, shops, leisure centre with swimming pool, a sailing club and a nine-hole golf course. There are good hotels and restaurants in the area and there is a ferry link to the Hebridean Island of Lewis.

Inverness, the capital of the Highlands, is about an hour and a half drive by road and has a modern shopping centre, hotels, restaurants, theatre, cinemas, hospital, and a mainline railway station. Inverness Airport, some eight miles east, has a good variety of services to destinations both domestic and overseas.
