On the ground floor, at the front of the house, is a large reception room; its southern aspect makes it wonderfully bright in the first half of the day. Having a separate reception like this is a very desirable set-up, as it provides a space to contain the kids or a place to escape the bustle of the kitchen/diner! Between the kitchen and reception is a utility room, which houses the washing machine and also has a loo and shower, this space is a bit of a blank canvas and is no doubt a space that many will find very useful.

Upstairs, there are three bedrooms and a beautifully finished bathroom. The front bedroom is the largest of the three and enjoys a southern aspect, giving the room great light in the first half of the day. The middle and rear rooms are both doubles and are fairly similar in size. Moving outside to the front, you have a driveway which accommodates two cars, and the house also has a very handy front porch, which you’ll appreciate more in the winter months and very useful for those parcel drops when not home. The rear garden is sizeable and has a nice western aspect, although, for most of the year, you will still get the southern sun as the buildings on this road aren’t that tall, so don’t block the sun. You can expect to see the sun at the far end of the garden for morning coffee, it then remains through to sunset for most of the year. Directly off the house is a large tiled patio with a generous granite built-in table which is perfect for those summer BBQ's. There is a large lush lawn and two storage sheds at the rear, the larger with mains power, which may be the perfect base to plonk a nice work-from-home studio!

Location-wise, the house is 0.2 mi from Birkbeck Station, with two trains per hour to Beckenham Junction and London Bridge via Crystal Palace. There’s also a tram every ten minutes, which takes you into Beckenham Junction or East Croydon in the opposite direction (great for the Gatwick Express!). Beckenham Junction Station opens up a direct link to both London Bridge & Victoria.

Elmers End Station is 0.7 mi away and offers another Tram link and also a direct connection to Charing Cross. Kent House Station is also 0.7 mi away and will get you into Victoria in 21 minutes, passing Herne Hill & Brixton, which is handy if you fancy a night out there.

The local parade on Elmers End Rd has a Co-op, a gym, a café, a fabulous estate agent ; ) and a few other useful amenities, including the world’s most friendly and helpful postie, a very good chippy and a fantastic barbershop.  There’s a brilliant dry cleaner, a hardware shop and a nail salon, all of which you will find very handy to have on your doorstep. At the other end of Ravenscroft  Road, there is the popular El Molino tapas and a craft brewery at Br3wery. Clock House station is also a short walk away and has a growing parade, including a lovely coffee shop and a good pizza place.

Beckenham High St would likely be your go-to for a night out, owing to how accessible it is via Birkbeck station, and offers a vast variety of restaurants providing a truly global selection of cuisines to choose from, as well as many cafes and coffee shops.

Crystal Palace is just under 1.5 miles away. It is famed for its independent shops and artisan sellers. There are very few chain shops on The Triangle, which is widely celebrated. The Triangle has an abundance of lovely coffee shops, incredible restaurants, and gastro pubs, as well as galleries, yoga schools, an everyman cinema, and a farmers market that operates every Saturday on Haynes Lane.

Elmers End is down the road. For your bigger shop, there is a large Tesco Supermarket. Just before Elmers End is South Norwood Country Park, which offers 125 acres of parkland, wetlands, and meadows. It is great for dog walking and exercising.

The local schools are very sought after, with the most popular ones being Stewart Fleming (rated outstanding), Churchfields, and the perennially popular Balgowan primary school. These schools are all very nearby, making this location sought after by young families, giving it huge desirability, and with that, huge resale potential.
