Description
Offered to the market is this beautifully presented, single-storey barn conversion in the idyllic village of Thurlby – a desirable countryside location, closely bordering the popular village of Bassingham. Expertly converted by a reputable local builder in 2017, the property perfectly combines countryside character with contemporary finishes. Set on a generous plot, the home features a wide electric-gated driveway with extensive parking, an oversized double garage, and enclosed front and rear gardens that offer sun-filled spaces throughout the day.

Step inside through the bespoke split barn door to discover the heart of the home – a spacious open-plan living area flooded with natural light from soaring ceilings and full-width bi-fold doors. The kitchen centres around a large oak island, surrounded by granite worktops and top-quality appliances, including an induction hob with concealed extractor, conventional oven, combination microwave, dishwasher, washing machine, and integrated fridge/freezer. Thoughtfully designed with both functionality and elegance, the kitchen opens seamlessly into the living and dining areas. The bi-fold doors lead out to the west-facing garden, making indoor-outdoor living effortless. A bright and airy ‘nook’ by the bi-folds is currently set up as a light-filled home office, but could easily serve as a cosy reading spot or a place to unwind while enjoying the sunset with drink in hand.

The property features three generously sized double bedrooms, each full of charm with high ceilings and exposed beams that hint at the building’s heritage. The master bedroom includes a stylish en-suite and custom Hammonds wardrobes, along with an adjoining storage room that offers practical utility space with bespoke shelving and drying rails. The family bathroom is tastefully finished with modern fittings and a large in-built bath with overhead shower.

The outside space is a standout feature. The east-facing front garden is framed by mature laurel hedging and classic post-and-rail fencing, offering a sunny morning retreat on the lawn or patio. The gravel driveway provides plenty of parking, with additional space on the brick-paved entrance –perfect when hosting guests. Electric gates offer full enclosure and peace of mind for families with children or pets. The oversized double garage includes lighting, power, and solid concrete flooring, offering excellent storage or potential for further development. To the rear, the west-facing garden is a truly private haven. Shielded from view, it offers peace and seclusion, with breathtaking views over neighbouring paddocks and glorious sunsets to end the day.

Location
Thurlby is a tranquil hamlet perfectly located between Lincoln and Newark (approx. 9 miles to each), offering a peaceful rural lifestyle without sacrificing convenience. Just a mile away, Bassingham offers a range of amenities including two pubs, a primary school with preschool, village shop with highly regarded butcher, post office, doctor’s surgery, hairdresser, and village hall. The community is active and welcoming, with a range of clubs and events for all ages. One mile in the other direction lies Witham St. Hughs, which boasts an ‘Outstanding’ primary school, nursery, and a Co-op store. Services such as Uber, UberEats, and multiple takeaway options are available, adding a level of convenience rare in rural settings.

This location offers the best of both worlds – rural charm with modern connectivity. Transport links are excellent, with Newark and Lincoln train stations providing easy access to London (around 1hr 10 mins to Kings Cross via LNER from Newark Northgate). The A1, A46, and A17 are also nearby for road travel.

A word from the sellers
Moor Farm Barn has been our home since its conversion in 2017, and it’s been everything we hoped for. We were instantly drawn to the bright, open-plan living area, filled with natural light all day long. The large kitchen island quickly became our hub for hosting and everyday life. One of our favourite things has been opening up the bi-folds on sunny afternoons, enjoying the peaceful views across the paddocks while entertaining in the west-facing garden, which captures sunlight well into the evening.

What began as an ideal space for two has grown into the perfect family home. The open-plan layout has made it easy to keep an eye on the children while preparing meals, and each bedroom offers a peaceful retreat. The secure garden has been wonderful for the kids – safe and enclosed, though we’ve had to fetch a few footballs from the fields next door!

The location has also been a highlight. The village is peaceful, yet welcoming, with a lovely small community spirit - we’ve made some great friends over the years. We’re close enough to Bassingham to enjoy its amenities and community events, yet still tucked away in our own little slice of countryside. The countryside setting is also perfect for exploring the local footpaths and enjoying the interesting wildlife - over the years some of our favourite spots have been barn owls, woodpeckers, bats, and even the odd deer in the neighbouring paddocks! We also feel incredibly lucky to have been so near to both Witham St. Hughs Academy (rated Outstanding) and Bassingham Primary School (rated Good).

It’s bittersweet to be leaving Moor Farm Barn, but we know the next owners will find just as much joy here as we have. Whether you’re entertaining, raising a family, or simply looking for a slower pace of life, this home offers it all.
