Description

A charming stone cottage with four bedrooms, a walled garden and woodland views in an elevated position.

Description

In a rural setting between the thriving market town of Nailsworth and Amberley village, this charming cottage offers picturesque far-reaching views over the surrounding woodland and valley. In particular, Woodchester Valley Vineyard can be seen and Grange Cottage provides direct access to Minchinhampton commons, which is some 400+ acres of National Trust land.

Built in stone, its three storey layout is presented to an exceptionally high standard. Pairing original features such as timber beams, exposed stonework and a vaulted ceiling with tastefully chosen detailing, it creates a stylish and well-appointed modern home, whilst retaining an immense degree of character.

The ground floor is entered via the garden room, which has an instant wow factor of panoramic views across the countryside and opens onto a fabulous space for al fresco entertaining. This leads to a superb sitting room that has a wood burner as a focal point fireplace and leads into a versatile Snug with French doors to the terrace. A first class country kitchen is fully fitted with wood cabinets and has both a range cooker and integrated appliances.

On the first floor a tremendous principal bedroom sits beneath the beams of a magnificent vaulted ceiling and includes cleverly incorporated fitted wardrobes. There are two further bedrooms across the hallway and one on the second floor. A first floor family bathroom features an inset bath with overhead shower.

The property is accessed via a side gate leading to a stone walled garden with patio, flowerbeds, and lawn. The secluded walled garden is arranged with broad terracing, taking in the amazing landscape. A large established lawn with a central tree is bordered by beds of mature shrubs and extends down to a shed with external storage space with a herb garden. There is private parking to the rear of the property.

Grange Cottage is situated in an elevated position in Theescombe, a part of Amberley village which is known for being one of the most popular villages in the Stroud Valley. Grange Cottage is a quiet setting on a no-through country lane. It's a perfect bolt-hole or family retreat to escape to the countryside. The Amberley Inn, just a short walk through the woods, and The Black Horse are local taverns offering dramatic views across the valley. There are excellent walking and cycling routes locally while nearby Stroud is only approximately two miles away, with independent shops and farmers markets.

Location

Road communications are excellent with junction 13 of the M5 motorway around 6 miles away giving access to Bristol and Birmingham. Trains from Stroud to London Paddington take approximately 80-90 minutes.

Sporting opportunities in the area include golf at Minchinhampton (two courses), racing at Cheltenham, sailing at the Cotswold Water Park, polo at Cirencester Park, gliding at Aston Down as well as local rugby and cricket clubs. There are lovely walks over Minchinhampton and Rodborough Commons where cattle freely roam in the summer months.

The nearest primary school is Amberley Parochial School, rated Good by Ofsted, approximately 0.4 km away. The nearest secondary school is Marling School, rated Outstanding by Ofsted, about 4 km away and the renowned prep school, Beaudesert Park, is nearby on Minchinhampton Common.
