SITUATION
This property has a front line, sea view position in the traditional seaside town of Sheringham which was once an old fishing village and that heritage is still evident today.
Access to the family friendly beach is a short walk away. The promenade offers lovely walks beside the colourful beach huts.
With activities including fine coastal walks, golf courses, sailing and bird watching all available on your doorstep this is a very special part of the world.
The town is bustling with independent retailers, cafes, tea rooms, museums and the popular Sheringham Little Theatre and a weekly market is held on Saturdays throughout the year and Wednesdays from April to November.
State and private schooling for all ages is available locally with Beeston Hall Prep school located in the neighbouring village and in Holt Gresham’s pre-prep, prep and senior schools, founded in 1555.
The town’s name is of Scandinavian origin, Vikings first settled in Sheringham and this history is celebrated with the annual Viking Festival each winter.
Sheringham has many other carnivals and festivals all year round including the famous Crab & Lobster Festival and Sheringham Carnival. There is also a Steam Gala in the Autumn, celebrating the heritage North Norfolk Steam Railway which runs from Sheringham to Holt, through Kelling, with fantastic sea views along the way.
The town also benefits from a regular train service via Cromer to Norwich.
Nearby is the National Trust’s Sheringham Park, with miles of hilly countryside with spectacular Azaleas and rhododendrons in the spring, fabulous walks and sea views.
__________
DESCRIPTION
The front door opens into the reception room which is especially light due to the large window overlooking the garden, the room also benefits from an electric wood burner effect stove. There is an archway leading through to the rear of the property with the family bathroom leading off.

Leading from the kitchen you can access the ground floor double bedroom.
The first floor consists of two double bedrooms one of which has fabulous sea views. There is also a separate WC.
The chalet bungalow is ready to move into but could be enhanced by modernising and updating and may appeal to someone looking for a project.
The existing layout could be reversed to allow three ground floor bedrooms, a bathroom and an en suite, with an open plan kitchen/dining family room on the first floor to make the most of retained sea views.
__________
OUTSIDE
The small garden is at the front of the house with a patio and a barbeque area. There is further land to the side and rear of the property with potential for more garden space.
