Description

Coppins enjoys a secluded position on the outskirts of the village at the end of a private cul-de-sac which serves just a handful of individual properties.

The bungalow offers particularly light and spacious accommodation which has been the subject of considerable improvements by the current owner, and which benefits from double glazing and gas-fired central heating. The very spacious reception hall has large built-in cupboards and gives access to the bedrooms via an inner hall in one direction, and to the living accommodation in the other. The sitting room is a lovely bright triple-aspect room with views across the gardens to East Hill in the distance. There is a woodburner with a polished slate hearth and a timber mantle, and patio doors to a south-facing terrace. An arch gives access to the dining room, which also enjoys fine views, and there is a serving hatch from the kitchen. The kitchen/breakfast room is extensively fitted with attractive units and worktops with tiled splashbacks and a 1.5 bowl sink unit well-placed to enjoy the views. Adjoining the kitchen is a utility room with a stainless-steel sink and a fitted worktop and large cupboards housing the gas boiler and a pressurised hot water system. There are 4 well-sized bedrooms which all benefit from large built-in wardrobes. The principal bedroom has a generously proportioned en-suite with a large walk-in shower with a soaker shower head. The family bathroom is very well appointed and includes a separate 'Mira' shower, and there is a separate WC.

Outside
Coppins is approached by its own sweeping and recently renewed tarmacadam driveway which provides useful parking and turning space for several vehicles and which is bordered by trees, shrubs and a vegetable plot. The original double-garage has been converted to a superb studio/office which is mainly carpeted, double-glazed and includes its own separate WC and a small kitchenette with a sink unit and an integrated fridge/freezer. Adjoining this is a large and attractively designed car port with security lighting.

The gardens extend for approximately half an acre with established flower and shrub borders and a number of attractive mature trees including several silver birch. They offer a high degree of privacy whilst at the same time allowing lovely views towards East Hill. The gardens include a south-facing terrace, a delightful pond, a summerhouse, a greenhouse and two timber garden storage sheds.

Location
The East Devon village of West Hill is well known for its mixture of individual properties in its lovely wooded landscape. The beautiful Cathedral City of Exeter is situated approximately 11 miles to the West. West Hill offers a number of amenities, these include: a church, a hairdresser, a dentist, a garage, shop, a village hall and an excellent primary school. There is also a regular bus service to Ottery St Mary and Exeter.
More extensive facilities can be found in the nearby town of Ottery St. Mary whilst the highly regarded Kings School is within easy reach. To the North is the A30, which allows access to the City of Exeter and its International Airport to the West and Honiton to the East, which is on the London Waterloo line.

Directions
From our offices in the centre of Ottery St Mary proceed along Mill street and turn left at the give-way. Go over the river bridge and turn left into Strawberry Lane towards West Hill. On entering West Hill go past the garage on the right and keep left at the junction with Bendarroch Road. Continue through the village passing the war memorial and then the shop on the right. At the double mini-roundabout turn left into Higher Broad Oak road. Continue to the outskirts of the village (passing the turn to Brackendown on the right and almost as far as the junction with Oak Road) and turn left into Sanctuary Lane which is a small unmade road next to woodland. After 30 metres bear right at convex mirror (do not go straight down the hill). Go past Marwood on the left and Coppins will be found after a short distance on the left.
