Description

An outstanding, fully consented opportunity on the river Thames. Consent for a beautiful new replacement home with boathouse and garaging, and/or alteration of the existing dwelling.

Description

Offered for sale is this outstanding riverside opportunity providing exciting options for either a full rebuild of a new home of about 6,500 square foot (plus boathouse and garaging/annexe), or the renovation and extension of the current property.

The new consent provides for a stunning home designed by one of the country’s foremost architects and leading designers of Country Homes, Ben Pentreath. He worked with the owners to create an extraordinary scheme; a new home of timeless classical design yet providing an array of accommodation perfect for modern life. Set on a gently sloping plot with commanding views over the grounds and River Thames, the design takes full advantage of the views and natural light that the riverside position provides.

The new consent provides for a home with accommodation arranged over four storeys, providing a blend of formal and informal spaces. In addition there is a triple garage with guest accommodation above and a wet boathouse with a multipurpose room above.

For those who might prefer a refurbishment route, there is a generous home of about 2,900 square foot (including garage) that requires a full renovation. Stripped out internally it is a canvas ready for refurbishment and extension with permitted development options already approved. This would significantly extend the accommodation.

Being derelict and unoccupied, there are significant SDLT tax savings on the purchase and VAT savings that apply to either build route.

The site slopes in a steady manner to the rear providing privacy and seclusion from neighbours by way of mature trees and leads down to a 90 foot frontage onto the River Thames. The views across distant farmland as far as the eye can see, make this a unique and special location.

Location

Stonehouse Lane is a highly coveted ‘no through road’ that runs parallel to the river Thames and adjoins open countryside. Although enjoying a semi-rural setting, it is within easy reach of the motorway network and rail access to London.

Cookham Dean is one of the area’s most coveted locations with countless public footpaths and bridleways dissecting the area through National Trust and Woodland Trust. The wider area opens out to yet more glorious rolling countryside and a designated Area of Outstanding Natural Beauty.

For commuters, Cookham Rise has a train station with a service to Paddington (via Maidenhead), with a Crossrail connection at Maidenhead due in 2021. The M40 and M4 motorways are easily accessed from the A404(M).

Cookham Rise, about 1.5 miles away, also provides a good range of local shops and facilities.

The nearby town of Marlow offers an eclectic mix of local independent and national retailers with numerous bars, cafes and restaurants around the town suited for any occasion.

The wider area opens out to yet more glorious rolling countryside and a designated Area of Outstanding Natural Beauty. There is excellent walking within the Thames Valley and Chiltern countryside, boating and sailing on the River Thames and golf at various local courses, including Winter Hill and Temple.

The M4 and M40 motorways both connect with the M25 network and Heathrow, via the M4, is about 20 miles away.

A comprehensive range of private and state schooling options in the area, both primary and secondary, include Sir William Borlase’s Grammar School which is three miles away, Eton, Harrow, Wycombe Abbey, Caldicot Preparatory School and some excellent schools in the Maidenhead and Henley area.

The region is well served for sporting facilities including golf at Maidenhead, Marlow, Temple, Harleyford and Henley golf clubs; horse racing at Windsor, Ascot and Newbury; polo at Smith’s Lawn and The Royal Berkshire Polo Club at Winkfield; boating and sailing on the River Thames and at nearby Henley, home to the renowned Henley Regatta.
