Location
Judge’s Lodgings is a Georgian house within a short walk of about 400 yards along New Street and Sadler Street to the Cathedral and Market Place. The house stands back within its walled grounds.

Description
The Judge's Lodgings is a handsome Georgian building although it is likely there was a much earlier building on this site.
The house has a classic Georgian design and appearance, being stone built with a Welsh slate double Mansard roof, Dutch coped gables and ashlar chimney stacks.
It is Grade ll listed.

Judges Lodgings has been adapted to provide individual homes. The main entrance hall, staircase and sitting area (on the half landing) are communal areas. No. 3 is very well positioned with its own private external front door approached directly from a side footpath.

The front door opens into an entrance hall with a cloaks cupboard and a cloakroom with loo and basin.
From the hall a doorway leads into the well-proportioned 22 ft plus sitting room with a high ceiling, painted floorboards and large windows looking out onto the private and shared gardens.

The kitchen has a good range of fitted units, a Belfast sink and appliances including gas hob, gas oven, extractor, washing machine and dishwasher. One of the fitted cupboards houses the gas boiler.
There’s plenty of space within the kitchen for a table and chairs.

A staircase leads to the first floor landing where there are 3 bedrooms and a bathroom. All the bedrooms have painted floorboards and all enjoy garden views.
The bathroom has recently been refurbished and has a basin above a fitted cupboard, loo and a bath with a shower appliance and shower screen.

It’s worth noting that there is a loft with potential for storage.

Outside
A drive leads into Judges Lodgings from New Street and continues to a block of garages. Number 3 has its own garage.
There are attractive gardens in front of the house and at the rear further well landscaped mature gardens. All the properties have individual garden areas.
No. 3 is fortunate in directly overlooking its own private garden which is lawned and bounded by flower and shrub beds and a neat paved terrace ideal for a garden table and chairs.

Freehold and Leasehold details
The freehold of Judges Lodgings is held by the owners of the individual parts of Judges Lodgings The owner and vendor of No. 3 being one of these owners.
No. 3 has a 999 year lease from 1978.
The owners self-manage and there are peppercorn (negligible) ground rents.
All owners pay a service charge which is currently just under £200 per month.
The property is leasehold with the freehold being held by a management company, which is wholly owned by the apartment owners. This enables the leaseholders to control their leases and the management of the buildings, the grounds and costs.

About the area
Wells is the smallest city in England (population about 11,000) lying in beautiful countryside between the Somerset Levels and the Mendip Hills – an Area of Outstanding Natural Beauty. Wells medieval centre has local markets twice a week, good restaurants, a thriving high street and many important ancient buildings, including the Cathedral and moated Bishops Palace and gardens. There are four major supermarkets on the edge of the city. Wells Leisure Centre has the usual facilities of gym and swimming pool to add to Wells Rugby Club, Tennis club, Bowling club and Golf course. Throughout the year Wells hosts festivals for Music, Literature, Art and Food, and has twinned links with Burgundy, the Rhineland and Northern Italy. There are many societies and clubs for those who would like to join a diverse social community.
The major towns of the area, Bristol, Bath, Taunton and Yeovil are all within commuting distance. There are excellent state & independent schools in the area which include several good primary schools, Wells Blue School, Strode College, Wells Cathedral School, Downside, All Hallows and Millfield .
Wells is a transport hub for bus services, including daily services to London. Main line trains run from Castle Cary and Bristol International Airport is 35 minutes’ drive away.
