Description

A single-storey barn conversion and private airfield, with a runway, two hangars and lights for night-landings, in a semi-rural position with a lovely outlook over adjacent farmland.

Description

Valley Farmhouse is a single-storey contemporary barn conversion, situated in semi-rural position at the end of a private lane; its design draws inspiration from its previous use, with white block and timber walls under a zinc roof. It was completed in 2019 and offers light and bright accommodation with clean lines and generous proportions, white walls, wood flooring to the reception areas and carpet to the bedrooms.

There is a spacious entrance hall, and a superb open plan kitchen/living room with a wood burning stove, and there are two sets of sliding doors o the terrace, creating an excellent flow between inside and out. The kitchen is fitted with a good range of gloss pale grey units, with pale grey worktops and a central island; there is a separate utility room with space for the usual appliances and an adjoining cloakroom.

Lying at the far end of the inner hall, the principal suite includes a bedroom, a dressing room and an en suite bathroom; the guest suite has a wet room. There are two further bedrooms, two with cupboards, and a further bedroom which could be used as a study/family room. A family shower room competes the accommodation.

Garden & Paddock
There is an excellent flow between the inside and outside space; the sliding doors open up to the large elevated terrace, which has a glass balustrade and faces west – a wonderful spot to enjoy the superb vista over the surrounding countryside. Beyond is a lawn, enclosed by a post and rail fence.

From the private lane, a five bar gates opens to an expanse of gravelled driveway, providing parking space for several vehicles. The paddock, which extends to approximately five acres, lies to the west of the house.

Private airfield
The private airfield comprises an airstrip and hangars for two aircraft, and lies to the north of the house at the end of the private lane. The runway has lights running along about two-thirds of its length, allowing for night time landing. The two hangars have a footprint of approximately 2,108 sq ft was previously used to house both a single propeller and twin propeller airplanes. There is a further hanger, which is dilapidated but offers potential to be reinstated.

The grounds, paddock and airfield are expected to extend to about 20 about acres in all; the final acreage is subject to professional survey.
