Description
THE PROPERTY:
You approach the property via its attractive frontage which is fronted by an iron gate and fencing. The paving slab path to the front door is flanked on both sides by low maintenance gravel and mature shrubs. The gas meter can be found on the ground of the house and the front door is protected by a canopy porch with tiled roof.
Once inside you are greeted by the entrance hall with hard wearing and stylish laminate flooring underfoot. Immediately on your right you will find the guest WC and to the left the modern fitted kitchen.
This kitchen is arranged in a horseshoe with tiled floor underfoot and the stainless steel sink and a half with attached draining board and mixer tap over benefits from a view out of the front window, which brings in natural light. Further, you will find an integrated four ring gas hob with extractor over and Zanussi branded electric oven under. There is space and plumbing for the obligatory washing machine as well as a tall fridge freezer. This is all complimented by a good amount of floor and eye level cupboards and a contemporary worktop over.
The south west facing living room is bathed in natural light thanks to its aspect. There is well kept carpet underfoot and ample space for living room furniture as well as a table and chairs, alongside the usual TV furniture. There is also a handy cupboard for storage of those more unsightly items.
To the first floor you will find carpeted stairs and landing with loft access over. The primary bedroom can comfortably accommodate a king sized bed alongside bedside tables, drawers and with the benefit of a built in cupboard. The second bedroom is a further comfortable double in size with its own build in cupboard over the stairs. The bathroom is clean and modern with a shower over the panelled bath, a pedestal hand wash basin and WC.
Externally to the rear there is a private rear garden which faces south west, fully enclosed by timber fencing with a lawn area, borders, raised bed and patio. The garage is located directly adjoining the property and is accessed to the rear.

We are required by law to conduct anti-money laundering checks on all those selling or buying a property. Whilst we retain responsibility for ensuring checks and any ongoing monitoring are carried out correctly, the initial checks are carried out on our behalf by Lifetime Legal who will contact you once you have agreed to instruct us in your sale or had an offer accepted on a property you wish to buy. The cost of these checks is £60 (incl. VAT), which covers the cost of obtaining relevant data and any manual checks and monitoring which might be required. This fee will need to be paid by you in advance of us publishing your property (in the case of a vendor) or issuing a memorandum of sale (in the case of a buyer), directly to Lifetime Legal, and is non-refundable. We will receive some of the fee taken by Lifetime Legal to compensate for its role in the provision of these checks.
SITUATION:
Carterton is West Oxfordshire's second town and takes its name from William Carter who developed the town in the late nineteenth century. The town became famous for market gardening. The first airfield was built in the mid-thirties and the RAF took over Brize Norton after the departure of the United States Air Force in 1965.
The town centre has seen a great deal of quality development in recent years and now offers a number of large supermarkets, independent retailers and barbers/ hairdressers as well as a lending library and numerous eateries. There are five primary schools and several sports clubs positioned around the town. Country and adventure parks, a modern leisure centre with swimming pool and gymnasium provide recreational amenities and there is a large medical centre that has a dentist and dispensing chemist. The town is well served by a modern bus fleet featuring wi-fi.
Mainline services to Oxford & Paddington from Hanborough (14.5 miles) & Charlbury (13 miles) respectively. Alternative fast service to Marylebone from Oxford Parkway (c. 17 miles)
