Description

About The Pub

The Barford Inn dates back to the 16th Century when it was referred to as both The Dragon and the Green Dragon. The pub is positioned on the A30 in Barford St. Martin, with access via a side road into the large car park with a capacity of over 30 spaces.

On entering through the archway to the courtyard, the main entrance leads directly into the bar. The more traditional area of the pub feels atmospheric and historic, with dark wood paneling and large inglenook fireplaces. Currently darts and pool can be played in this area, although this could be converted to additional dining. The newer dining section is to the left of the entrance and feels light and airy. The toilets are adjacent to the trading areas and are immaculate, and the well-equipped kitchen and cellar are both conveniently located behind the bar.

The four letting rooms are in a separate annex accessed through the archway, and there is a large enclosed grassed garden adjacent to the car park. There is additional seating at the front of the pub and in the courtyard, which also has a large covered area.

The Barford Inn is prominently situated on the busy A30 which links the historic city of Salisbury, 5 miles to the east, and the popular market town of Shaftesbury. The picturesque village of Barford St. Martin sits within the West Wiltshire Downs Area of Outstanding Natural Beauty and offers great opportunities for walking and cycling. Although the village is small, with a population of approximately 600, it is a vibrant area with an active population, and the pub is a key meeting point.

This pub is at the heart of its community, as a traditional coaching inn serving local guests and welcoming visitors attracted by the proximity to both Salisbury and the world famous Stonehenge, which is a short drive away.

The private accommodation is in immaculate condition and is accessed via the lobby at the front entrance. It is effectively split into two main areas; the first comprises a large double bedroom, two single bedrooms, an office and a bathroom/WC.

The second area comprises a large, well-fitted kitchen/diner, bathroom/WC and double bedroom. One bedroom can be used as a separate lounge if preferred.

Trade

The Barford excels during the Summer when visitors to the area are maximised, so the ability to attract food trade all year round is essential. Developing an early evening bar trade is important, as is developing evening and weekend family business to add to the established loyal dining trade.

"This pub will suit applicants with a passion for great hospitality towards local guests and visitors to the area.

Strong food skills are key, with a desire to provide traditional, high quality pub dining.

Experience of running accommodation is important to exploit the trade opportunities from the comfortable guest rooms."

We're excited to announce that we have been ranked as the UK's Top Family Brewer in 2023 from The Licensee Index survey results!

Each year, nearly 1,500 Business Partners across the 11 key UK Family Brewers are surveyed by KAM to compile The Licensee Index (TLI). The survey is the industry-leading sentiment tracker for the UK leased and tenanted pub sector. The survey is a useful measure for prospective Business Partners to gauge the strengths of a potential pub company. We were delighted that Hall and Woodhouse were ranked No. 1 out of the Family Brewers in this year's research. We ranked 1st in 42 of the 67 questions asked, and were only outside the top 3 in 11 of those questions. As always, we will take our results as a learning opportunity to continue to develop the ways in which we can further support our Business Partners.

Becoming a Business Partner on a tenancy with Hall and Woodhouse, is an excellent way to run your own pub. With support from a family-owned company that has nearly 250 years' experience in the brewing and hospitality sectors, we'll ensure you are set up for success from the start.
