Description

Standing in gardens and grounds of approximately 1.5 acres, Red Lion Cottage is a handsome village house with brick and stone elevations under a pitched clay tile roof. Bought by the current owners in 2008, the cottage has been comprehensively modernised and extended. In 2008 the sitting room was enlarged, and the garden room was added which has considerably enhanced the existing accommodation. Red Lion Cottage has been well looked in recent years; attributes include a well fitted kitchen, good ceiling heights and light accommodation. The vaulted garden room has an electric canopy which extends over a stone terrace leading to the garden. There are open fireplaces in the dining room, sitting room and bedroom three and double glazing throughout. Red Lion Cottage is unlisted and offers the opportunity to reconfigure; the kitchen could be enlarged by incorporating the study.

The property is approached off the lane onto a gravel drive with a large car parking and turning space, adjoining which is a timber double garage with concrete hard standing, light and power with a separate lean to shed. From the drive, trellising screens the vegetable area with compost bins; a timber arch leads to the garden which is primarily to the sides and rear of the property. This is principally to lawn with a variety of specimen trees including crab apple, (malus slyvestris, robusta and golden horn) together with catoneaster trees. There are two well stocked flower borders with a variety of flowering plants and shrubs including hydrangeas, dahlias, foxglove, salvias and hostas. The garden is well screened by tall hedging; a metal gate leads to the paddock. The paddock lies to the west of the house. There is a footpath - please refer to the agents for details.

Red Lion Cottage is situated in East Knoyle, a popular and pretty village and birthplace of Sir Christopher Wren, which lies to the to the north of the Saxon market town of Shaftesbury. The Green, one of four hamlets within East Knoyle, has a popular pub, The Fox and Hounds; the village has a highly regarded village post office and shop, while Shaftesbury has a good range of facilities including supermarkets, cafes, restaurants, niche retailers, a boutique hotel, banks, a small hospital, a library, a health centre and an arts centre. In nearby Gillingham and Tisbury there are mainline railway stations (London Waterloo), while the former also has a good selection of supermarkets; there are a wider range of facilities in Bath and Salisbury. The A303 lies approximately three miles to the north giving access to the south west and London, via the M3.
